St. Johns County approves $621,031 in incentives for cancer prevention center

The St. Johns County Board of County Commissioners unanimously approved a $621,031 incentives package July 16 for the development of the TyMe Institute, a cancer prevention clinic.

The incentives deal represents 100% of all impact fees, four years of ad valorem tax paid on capital improvements and four years of tangible personal property tax. The project is eligible for expedited permitting.

The application says the total investment for land, building and equipment is about $20.5 million. It estimates the project will create 54 high-wage jobs.

TyMe Institute Inc. is affiliated with Jacksonville-based developer Cross Regions Group.

The clinic is planned at the mixed-use development The Fountains at St. Johns at Beachwalk at Interstate 95 and County Road 210.

It plans later to add a cancer research laboratory and small-scale cancer drug manufacturing facility.

In a statement, Cross Regions President and CEO David Ergisi said, “Our son, Tyler Mert Ergisi, was diagnosed with osteosarcoma (bone cancer), a deadly cancer that took his life at the age of 19. TyMe (Tyler Mert Ergisi) Cancer Research Institute is founded to honor his courageous battle against cancer. 

“The Ergisi family has resolved to use all their resources, relationships, knowledge, and economic strength in the quest to find a cure for children like Tyler.”

Commission Chair Sarah Arnold called the project “an incredible asset.”

St. Johns County issued a construction permit June 5 for the $5.2 million, 30,000-square-foot building where the TyMe Institute is planned.

Project completion is anticipated by the fourth quarter of 2025. 

The two-story facility will be west of Ascension St. Vincent’s Health Center – St. Johns, a 42,000-square-foot anchor of the mixed-use medical and retail development, according to a site map.

Design Development Architecture Inc. is the architect. Urban Partners Construction is the contractor.
