Sud Stop Car Wash developing previously identified Big Dan’s sites in Jacksonville

The Orlando-based company intends to open three locations in Q2 2025 as it expands throughout the Southeast.

While building plans and permits clearly identify the projects as Big Dan’s Car Wash, the Jacksonville sites will be developed as Sud Stop.

A spokesperson for the Real Capital Partners investment holding company in Winter Garden said July 18 it ended a joint venture with Big Dan’s and is continuing three Jacksonville projects under its own brand, Sud Stop Car Wash.

“Jacksonville is a growing, thriving community and we’re enthusiastic to be opening multiple locations in this great market,” said Rob Consalvo, CEO of Sud Stop Car Wash.

Three BD RC Jacksonville limited partnerships bought the sites in July and October 2023.

BD and RC was the joint venture name for Big Dan’s, based in Rome, Georgia, and Real Capital Partners.

BD RC updated the three LP names in state corporate records as of March 5, 2024.

Sud Stop Car Wash is planned at 1931 Blanding Blvd. at northeast Blanding Boulevard and San Juan Avenue.

• BD RC Jacksonville San Juan LP is now RC Sud Stop Jacksonville San Juan LP. The joint venture paid $1.8 million on Oct. 5, 2023, for 1.19 acres at 1931 Blanding Blvd. at northeast Blanding Boulevard and San Juan Avenue. The city issued a permit July 16 for Bay to Bay Properties LLC of Safety Harbor to build the 4,332-square-foot car wash. 

Sud Stop Car Wash is planned at 2688 Firestone Road at northwest Firestone Road and Wilson Boulevard.

• BD RC Jacksonville Wilson LP is now RC Sud Stop Jacksonville Wilson LP. The joint venture paid $550,000 on Oct. 2, 2023, for the 1-acre site at 2688 Firestone Road at northwest Firestone Road and Wilson Boulevard. The city is reviewing a permit application for a 3,992-square-foot car wash.

• BD RC Jacksonville Normandy LP is now RC Sud Stop Jacksonville Normandy LP. The joint venture paid $1.425 million on July 26, 2023, for 1.34 acres at northwest Normandy Boulevard and Lane Avenue.

The spokesperson expects the three locations to open in the second quarter of 2025. He said Real Capital intends to update the building plans.

About Sud Stop

Orlando-based Sud Stop Car Wash opened its first location in Bradenton in March and Pembroke Park in June.

SudStopcarwash.com shows five locations with one in Georgia, two in Alabama and three in Florida in Bradenton, Panama City Beach and Pembroke Park.

It shows 23 coming in 2024 and 2025.

The five coming in 2024 comprise one in Alabama, two in South Carolina and two in Florida in Defuniak Springs and Mount Dora.

The 18 in 2025 comprise one in South Carolina, three in North Carolina and 14 in Florida that include the three Jacksonville sites.

The spokesperson declined to comment about why the joint venture ended. 

The spokesperson said the joint venture had been working on sites in the Southeast and both developers will continue to pursue opportunities throughout the region. 

BigDansCarWash.com says its “Jacksonville, FL location is opening soon!” but did not list a location. It says Big Dan’s has 21 locations open in Florida, Georgia and South Carolina and three under construction in Alabama, Florida and South Carolina and 21 more coming soon in those states and North Carolina. The 11 Florida car washes are in the Central Florida and Tampa areas with Kissimmee the closest to Jacksonville.

The company did not respond to an online request for comment. 

Sud Stop model

The Sud Stop site shows unlimited wash plans that start at $22 a month, with introductory offers of $5 a month for the first two months. Single washes start at $17. There also are grand-opening promotions.

The automatic express tunnel washes take less than 4 minutes and offer self-detailing amenities that include free vacuum stations, microfiber towels, compressed air, air fresheners, window cleaner, interior cleaner and mat cleaners.

Consalvo said in the email that with an increase in car ownership and with people wanting to keep their vehicles longer, car washing “is an important step in vehicle maintenance.”

At the June 12 grand-opening in Panama City Beach, Consalvo said “the area’s sun, sand and saltwater makes frequent car washes an important step in car care.”

 “With the advances in car wash technology, they are faster, easier and more efficient. Plus, they are eco-friendly, and people are much more environmentally aware,” Consalvo said by email.

“Consumers are busier than ever these days, and at less than 4-minutes per wash, an express car wash offers a great convenience factor.”

RealCapitalPartners.com shows the portfolio includes Sud Stop, Store Space, Storage360 and PacRidge regenerative farming and technology.

Real Capital anticipates exploring Jacksonville sites for self-storage development, the spokesperson said.
