Oceanfront retail property in Jacksonville Beach sold for $15 million

The sale includes two 1930s-era buildings with tenants The Shim Sham Room and Hoptinger and six retail units in The Metropolitan condominium.

Two oceanfront buildings in Jacksonville Beach and six nearby retail condominiums sold July 15 for $15 million.

Businesses in the oceanfront property include Salt restaurant, The Shim Sham Room, Hoptinger Bier Garden & Sausage House and the National Center for Housing Management.

The buyer was Ocala-based Ocean Crown LLC. Its authorized representative is Scott Winch of King Hux Real Estate.  The King Hux website says it offers brokerage services and legal representation in real estate transactions.

The seller was Jacksonville Beach Properties Inc. based in Coronado, California.

Records show that Ocean Crown then obtained a $12 million mortgage from Jacksonville Beach Properties Inc. The mortgage is signed by Austin Towery as the manager for Ocean Crown.

Towery is part of ServStar Management Group of Jacksonville Beach, which owns and manages several entertainment locations including Pete’s Bar, Hoptinger, Surfer The Bar, The Shim Sham Room and Dos Gatos.

According to property records, the oceanfront property comprises two buildings.

Building one at 333 N. First St. is a three-story, 34,291-square-foot structure built in 1932. 

Building two is a nightclub/bar at 150 N. First St. It is 5,004-square-feet and built in 1938. It appears to be The Shim Sham Room site.

Also sold were six retail units  in The Metropolitan condominium at 320 N. First St. built in 2006.

• Unit No. 1 is 2,081 square feet.

• Unit No. 2 is 1,693 square feet.

• Unit No. 3 is 1,693 square feet.

• Unit No. 4 is 2,365 square feet.

• Unit No. 5 is 2,172 square feet

• Unit No. 6 is 2,609 square feet.

Property records show the six units were acquired in 2006 for $1.3 million each, a total of $7.8 million.
