Modern Cabinetry leases North Jacksonville distribution space

NAI Hallmark announced June 3 that it negotiated a lease for 67,247 square feet of space in a distribution warehouse owned by Massy Distribution USA at 10775 Yeager Road in North Jacksonville.

Vice President and Industrial Specialist Jason Purdy, Senior Associate Camden Padgett and Senior Vice President Patrick Buckley brokered the transaction on behalf of Massy Distribution USA.

The tenant, Modern Cabinetry Florida Inc., was represented by Melesia Ziller of Xera Realty. 

“With close proximity to JAXPORT and the right sized space ready for a tenant to move-in, this owner’s surplus space was a great fit For Modern Cabinetry to expand their Florida operations,” Purdy said in a news release.

“Modern Cabinetry is another example of growing companies realizing the advantages of locating in northeast Florida for its transportation infrastructure, workforce and lifestyle,” he said.

The newly built 170,240-square-foot warehouse space and 1,896 square feet of office space is in Imeson Industrial Park at Yeager and Cold Storage roads in North Jacksonville.

The city issued a permit May 24 for Massy Distribution Properties LLC, a Miami-area company that is part of the Caribbean group that bought Jacksonville-based Rowe’s Supermarkets Inc. in December 2022, to build-out the second phase of the warehouse it bought in October in Imeson.

Auld & White Constructors LLC of Jacksonville is the contractor for the $999,700 project for 103,192 square feet of the 172,136-square-foot building.

In February, the city issued a permit for Auld & White Constructors to build-out office and dry storage space for Massy Distribution within the space at a project cost of $696,300.

Auld & White now will complete the cold storage portion of the space. Studio9 Architecture of Jacksonville is the architect.

Plans also show another part of the east side of the building was available for a future warehouse tenant.

Massy Distribution bought the warehouse Oct. 16, 2023, for $24.5 million from IPI-10775 Inc., part of Orlando-based Webb Southeast Inc.

The city issued a permit in October 2022 for the warehouse construction at a cost of $12.3 million.

NAI Hallmark said Purdy and Padgett brokered the warehouse transaction on behalf of Massy Distribution USA, based in Medley.
