Dirty Dough cookies coming to St. Johns County

The chain is building-out in the The Pavilion at Durbin Park shopping center.

National chain Dirty Dough cookies is building-out in The Pavilion at Durbin Park in St. Johns County.

St. Johns issued permits April 29 for the $90,000 interior build-out of a 1,470-square-foot space at 90 Durbin Pavilion Drive, Suite 203.

Dirty Dough founder Bennett Maxwell said in an email he expects construction to last 30-60 days.

According to its website, “Dirty Dough cookies are engineered from the inside out, with every cookie featuring some combination of layers, mix-ins, or filling within the dough.”

Maxwell said recipes constantly change, based on data from sales as well as feedback from cookie taste-testing surveys.

The site says the term “dirty” in its name refers to the method of filling and layering its cookies. Among its offerings are flavors such as Monster Mashup, made with chocolate, peanut butter and M&M’s, chocolate chip and Raspberry Toaster tart.

“Cookies are a fun product with almost endless variations that taste amazing,” Maxwell said. “Our very first chocolate chip recipe was developed in the kitchen from an apartment in Arizona State University through a lot of trial and error. The Stuffed Chocolate Chip is still one of the most popular.”

There is one Dirty Dough Cookies open in Florida, in Pensacola. Its website lists 60 stores operating nationwide, with many more planned. It says Florida stores in Sarasota and Orlando are “coming soon.”

Maxwell said 11 of the current open stores are corporately owned, leaving 51 as franchises. The company has also franchised 15 food trucks.

Utah-based Guilford Rand is the architect and Deland-based Dane Group Inc. is the contractor. Dane has worked with numerous fast-food chains including Dunkin’, Burger King, Taco Bell, Subway and Wendy’s.

Customers can pick up the cookies in-store or have them delivered. 

Craveworthy Brands, a platform company that operates several fast-casual restaurant chains, announced it acquired Dirty Dough in January.

Craveworthy is headquartered in South Elgin, Illinois.

Its brands include Genghis Grill, BD’s Mongolian Grill and Flat Top Grill. It announced May 2 it acquired Sigri Indian BBQ.

The founder and CEO of Craveworthy is Gregg Majewski, the former CEO of Jimmy John’s Gourmet Sandwiches.

In 2022, Dirty Dough was sued by competing cookie company Crumbl for copyright infringement. Franchise Times reported the case was settled.
