Ascend Durbin Creek apartments sold for $70.23 million

The community in northern St. Johns County was completed in 2022.

The Ascend Durbin Creek apartments in northern St. Johns County sold May 21 for $70.23 million and have been renamed Aria Durbin Creek. 

The 350-unit community at 15 Ascend Circle off Race Track Road was completed in 2022 and comprises 14 buildings on 20.63 acres. The per-unit sales price is $200,657.

The buyer was Harbor Group International, a global real estate investment and management firm based in Norfolk, Virginia. It acquired the community through Durbin Creek Gardens LP (90.04%), KRR Durbin Creek Managing Co LLC (5.10%) and CR Durbin Creek LLC (4.85%).

The seller was DHI Communities through DHIC Durbin Creek LLC. DHI Communities is a division of D.R. Horton Inc. and based in Houston. DHI also developed Ascend Durbin Creek.

It’s the second-highest commercial sale of 2024 in Northeast Florida. Another apartment community, the 322-unit Avere Southside Quarter in Jacksonville, sold in January for $78.15 million. The Avere per-unit sales price was $242,702.

Ascend Durbin Creek features one-, two- and three-bedroom units from 782 to 1,563 square feet. Rents are $1,529 to $2,695 per month, according to Apartments.com.

Amenities include a clubhouse, fitness center, parcel lockers, business lounge, saltwater pool, yoga lawn, bark park and spa, EV charging stations, and attached and detached garages.

The Daily Record reported in November 2021 the apartments cost $39.58 million to develop.
