Sud Stop building three car washes in West Jacksonville

The city has been issuing permits for the projects at costs topping $1 million each.

The city issued five construction permits Oct. 2, after one for site clearing Sept. 3, for Sud Stop to build a car wash in Westside at a combined project cost of $1.12 million.

Brothers Group Construction Co. of Jacksonville is the contractor for the car wash on 1.4 acres at 2688 Firestone Road.

The project comprises the 3,992-square-foot car wash, at $850,000, along with four ancillary structures totaling $70,000. Site-clearing was $200,000.

While building plans and permits identify that and two other projects as Big Dan’s Car Wash, the Jacksonville sites will be developed as Sud Stop.

A spokesperson for the Real Capital Partners investment holding company in Winter Garden said July 18 it ended a joint venture with Big Dan’s and is continuing three Jacksonville projects under its own brand, Sud Stop Car Wash.

“Jacksonville is a growing, thriving community and we’re enthusiastic to be opening multiple locations in this great market,” said Rob Consalvo, CEO of Sud Stop Car Wash.

Three BD RC Jacksonville limited partnerships bought the sites in July and October 2023.

BD and RC was the joint venture name for Big Dan’s, based in Rome, Georgia, and Real Capital Partners.

BD RC updated the three LP names in state corporate records as of March 5, 2024.

BD RC Jacksonville Wilson LP is now RC Sud Stop Jacksonville Wilson LP. The joint venture paid $550,000 on Oct. 2, 2023, for the site at 2688 Firestone Road at northwest Firestone Road and Wilson Boulevard. 

The others, both built by Brothers Group, are:

• BD RC Jacksonville San Juan LP is now RC Sud Stop Jacksonville San Juan LP. The joint venture paid $1.8 million on Oct. 5, 2023, for 1.19 acres at 1931 Blanding Blvd. at northeast Blanding Boulevard and San Juan Avenue. The city has issued site clearing and building permits totaling $1.62 million for the 1.2-acre site with a 4,332-square-foot car wash and ancillary buildings.

Sud Stop Car Wash is planned at northwest Normandy Boulevard and Lane Avenue.

• BD RC Jacksonville Normandy LP is now RC Sud Stop Jacksonville Normandy LP. The joint venture paid $1.425 million on July 26, 2023, for 1.34 acres at 6525 Normandy Blvd., at northwest Normandy Boulevard and Lane Avenue. The city issued a site-clearing permit, construction permits for the 4,332-square-foot car wash and an accessory building, and three are pending, for a total cost of $1.12 million. 

The spokesperson expects the three locations to open in the second quarter of 2025. 

About Sud Stop

Orlando-based Sud Stop Car Wash opened its first location in Bradenton in March and Pembroke Park in June.

SudStopcarwash.com shows nine locations with one in Georgia, one in South Carolina, three in Alabama and four in Florida in Bradenton, DeFuniak Springs, Panama City Beach and Pembroke Park.

It shows 21 coming in 2024 and 2025.

The three coming in 2024 comprise two in South Carolina and one in Florida in Mount Dora.

The 18 in 2025 comprise one in South Carolina, three in North Carolina and 14 in Florida that include the three Jacksonville sites.

The spokesperson declined to comment about why the joint venture ended. 

The spokesperson said the joint venture had been working on sites in the Southeast and both developers will continue to pursue opportunities throughout the region. 

BigDansCarWash.com says it has a Jacksonville location coming soon, but did not list an address.

It says Big Dan’s has 23 locations open in Florida, Georgia and South Carolina; two under construction in Florida and South Carolina; and 18 more coming soon in those states and North Carolina. The 11 Florida car washes coming soon include the one in Jacksonville.

Sud Stop model

The Sud Stop site shows unlimited wash plans that start at $22 a month, with introductory offers of $5 a month for the first two months. Single washes are available. There also are grand-opening promotions.

The automatic express tunnel washes take less than 4 minutes and offer self-detailing amenities that include free vacuum stations, microfiber towels, compressed air, air fresheners, window cleaner, interior cleaner and mat cleaners.

Consalvo said in the email that with an increase in car ownership and with people wanting to keep their vehicles longer, car washing “is an important step in vehicle maintenance.”

RealCapital.com shows the portfolio includes Sud Stop, Store Space, Storage360 and PacRidge regenerative farming and technology.

Real Capital anticipates exploring Jacksonville sites for self-storage development, the spokesperson said.
