Dutch Bros is third confirmed tenant at Shops at Race Track Rd

The Oregon-based coffee chain joins Another Broken Egg and KFC at the shopping center under construction.

Dutch Bros Coffee is the third tenant to sign a lease at Shops at Race Track Rd in St. Johns County. It will be the Oregon-based coffee chain’s eighth identified location in Northeast Florida.

Another Broken Egg and KFC were the first tenants announced at the developing St. Johns County shopping center in late August.

Dutch Bros opened its first area store Aug. 9 at 50 McCoy Way in the Palencia community in St. Augustine. A location at 5733 Roosevelt Blvd. is set to open in September, and one at 7720 Argyle Forest Blvd. is on track to open in October.

Dutch Bros Coffee is planning its eighth Northeast Florida location at Shops at Race Track Rd in St. Johns County.

Following its typical design, Dutch Bros will feature a double drive-thru and a walk-up service window but will not offer indoor or outdoor seating. 

The coffee chain provides beverages including cold brew, chai, hot coffee, energy drinks, teas, lemonades, smoothies and its signature Dutch sodas. The limited food menu includes granola bars and muffin tops, with no on-site cooking.

The Shops at Race Track Rd broke ground in early August. The center sits on 7 acres at 4560 Race Track Road in Saint Johns, about 3 miles west of Interstate 95.

The shopping center is 70% pre-leased, Atlantic Retail Senior Broker Scott Giles said. An unnamed 20,000-square-foot regional ethnic grocery store is negotiating to be the center’s anchor.

Jacksonville-based Connelly & Wicker is the civil engineer for the project. M.E. Construction Inc. of Melbourne is the contractor.

Houston-based Huntington Properties, through St. Johns at Racetrack LLC, owns the land. The company purchased it from Martha Rothenberg et al. in 2022 for $8.5 million.
