Hillwood applies to build $13M spec warehouse at Cecil Commerce
Hillwood Investment Properties applied for a building permit that shows its first speculative building at Cecil Commerce Center carries a construction cost of almost $12.9 million.
The 510,433-square-foot tilt panel warehouse will be developed at 12970 Normandy Blvd., in the West Jacksonville industrial park, called Alliance Florida at Cecil Commerce Center.
The Conlan Co. is the contractor and Fernando Andrade Architect of Dallas designed it.
A closer look at the plans shows the speculative industrial building will include a 2,448-square-foot office area. The project sits on almost 41 acres between Normandy Boulevard and 103rd Street.
As a speculative building, no tenant was identified. The building is designed to be the first phase of a 1 million-square-foot structure.
Whoever leases the first phase can access 112 manually operated dock doors, four mechanically operated sectional doors, 270 parking spaces for cars and 162 spaces for trailer parking.
The one-story structure has a clear height of a minimum 32 feet.
The permit calls for construction of the warehouse and completion of the site work for auto and truck parking.
Hillwood is the master developer of the city-owned land in Cecil Commerce Center, a former Naval Air Station.
The initial plans for the building showed a 400,000-square-foot structure but civil engineer Prosser Hallock stated in a Dec. 2 submission to city reviewers that the "client has a need to revise the property boundary and building."
In a St. Johns River Water Management District filling, Prosser Hallock stated: "The project boundary, building size and loading area has been increased to meet the needs of the owner."
The plans are for JCCC Parcel A – Phase I and previous drawings referred to it as "Project Z."
Hillwood, based in Dallas, has a long-term contract with the city to develop up to 30 million square feet of industrial and retail space in Cecil Commerce Center.
Gate building in Baymeadows
Gate Petroleum Co. is adding a convenience store, gas station and car wash in Baymeadows on the east side of the Interstate 295 East Beltway.
Jacksonville-based Gate applied for a permit to build the store and car wash at a construction cost of almost $1.63 million at 11350 Baymeadows Road.
No contractor was listed. Ebert Norman Brady is the architect.
The almost 3-acre site will comprise a 6,662-square-foot Gate store, at a construction cost of $1.35 million, and the car wash at $275,000.
