The St. Johns River Water Management District is reviewing an application for the proposed school by Charter Schools Development Group LLC.
Summit Construction Management Group LLC of Orlando is listed as the developer of the two-story, 65,000-square-foot school to serve grades K-8. The project is shown as 11.8 acres.
A site plan shows the proposed school, play field, parking, pond and preservation areas. The undeveloped property is north of Shad Road and east of Hood Road. It is owned by the Helen A. Kartsonis Trust.
Prosser Hallock is the engineering consultant.
Thomas Hankinson with Summit applied for the permit. He and Charles Cordes, of Jacksonville, are the managing members of Charter Schools Development Group.
$13M mortgage issued to Exeter for Westside purchase
Massachusetts Mutual Life Insurance Co. issued a $48 million mortgage and security agreement to Exeter Property Group, of which $13.3 million is in consideration of the Westlake Industrial Park property it bought in September.
Exeter 9767 Pritchard Road LLC, part of Exeter Property Group of Pennsylvania, paid $26.45 million for an almost 550,000-square-foot distribution-warehouse in Westlake.
The property, at 9767 Pritchard Road in West Jacksonville, sits on 64 acres. Exeter bought it Sept. 18 from Jacksonville Industrial Properties Sub I LLC.
Georgia-Pacific Consumer Products is the tenant. The building was constructed in 2009.
Massachusetts Mutual issued a $48 million mortgage and security agreement Dec. 23 to eight Exeter limited liability companies, including Exeter 9767 Pritchard LLC.
The agreement was recorded Dec. 26 with the Duval County Clerk of Court. The filing indicates a consideration of $13.29 million for the Pritchard property.
The property has a taxable value of $18.43 million as of 2013 and a 2014 market value in progress of $18.46 million.
Quality Inn sold in West Jacksonville
Murphco of Florida Inc. sold the Quality Inn Conference Center in West Jacksonville to Radhe108 LLC.
Murphco sold the property, at 6802 Commonwealth Ave., for $3 million. The deed was signed Dec. 19 and recorded Tuesday with the Duval County Clerk of Court. Philip Murphey is president of Murphco.
First Intercontinental Bank of Georgia issued a $2.425 million mortgage to Radhe108 LLC for the property.
Radhe108 LLC's managing member is Nilesh Sutaria.
The Quality Inn Conference Center, formerly a Holiday Inn, was built in 1981. Property records show the two-story hotel sits on 5.7 acres.
Its website says it has 111 guest rooms, meeting rooms, a restaurant and a pool, among other amenities.
Its taxable value was $2.34 million for 2013 and its 2014 market value in progress is almost $2.5 million.
Comfort Suites sold in Baymeadows
Ambama LLC sold the 112-room Comfort Suites Baymeadows to JAI&A LLC.
Ambama, whose manager is Jyotsna Patel, sold the property for $2.7 million.
NOA Bank of Duluth, Ga., issued a $2.55 million mortgage to JAI&A, whose managing member is Kuverji Jitan. Ambama issued a $200,000 mortgage as well.
The deed was signed Dec. 16; the mortgages were dated Dec. 26; and the documents were recorded Tuesday with the Duval County Clerk of Court.
The Comfort Suites was built in 1987. The 1.6-acre property has a 2013 taxable value of $2.57 million and a 2014 market value in progress of $2.64 million.
The six-story hotel, at 8277 Western Way, includes a pool and fitness center.
AutoZone buys Argyle land
AutoZone Stores Inc. paid $885,000 for land along Argyle Forest Boulevard where it has filed plans to build a retail location.
AutoZone bought the property Dec. 16 from Colonial Capital Land Partners LLC.
The city has approved a permit for HJB Construction Inc. to build the 7,381-square-foot store at 9606 Argyle Forest Blvd. at a project cost of $662,381. The address is near Oakleaf Village Parkway.
Plans proceed on the proposed Renaissance Charter School along Shad Road in Southside.
