Clarity Pointe seeks a building permit for a $6 million, 60-unit center in Baymeadows at 8929 R.G. Skinner Parkway. Batson-Cook Co. is the contractor.
The building-permit application shows a 43,412-square-foot, single-level facility.
The Daily Record reported May 7 that owner BCDC BrightPointe LLC filed site plans with the city for the proposed center on 3.43 acres.
BCDC BrightPointe, of Knoxville, Tenn., is listed as the owner. DB Civil Works is the engineer and DCH Partners of Marietta, Ga., is the architect.
The site is south of Baymeadows Road East and east of the Interstate 295 East Beltway.
In. St. Augustine, the Villages of St. Augustine is planned along Florida 16 near Woodlawn Road. The 11.5-acre project is designed as a 130-bed memory care and assisted living facility, along with two commercial parcels.
Construction plans filed with the St. Johns River Water Management District show a proposed building of 63,067 square feet and up to three floors.
The applicant is Mike Faulkner with Fortress St. Augustine LLC, based in Auburn, Ala.
Rob Matthews of Matthews Design Group Inc. in St. Augustine is the engineering consultant.
Faulkner said the property closing could be in August and construction should start by Sept. 1.
The two are among at least 15 assisted living, memory-care or senior-care housing developments proposed or developed in Northeast Florida in recent years.
Arlington gaining another housing community
Another Arlington housing community is in the works. Lakeside at Merrill, a 43-lot single-family development, is planned on 9.6 acres at southwest Merrill Road and the Interstate 295 East Beltway.
The property owner and applicant is Lakeview Christian Fellowship Inc. at 8300 Merrill Road. James Lucas of J. Lucas and Associates Inc. is the agent and the engineering consultant, according to an application with the St. Johns River Water Management District.
Lakeside at Merrill is planned next to the Sunrise Ridge subdivision.
The agent for Lakeside at Merrill Owners Association Inc. is Gregory Matovina of Matovina & Co.
Matovina said Friday his group will close on the land purchase in the third quarter and he expects model homes to be available in the spring. The builder or builders have not been finalized. Home prices are expected to start in the $200,000 range.
USNR aims for July 8 start on renovations
USNR continues to work toward renovations of the 170,000-square-foot Westside warehouse it bought in April.
The forest products equipment company, based in Woodland, Wash., filed plans with the St. Johns River Water Management District to renovate the building and parking lot at 6630 Broadway Ave.
Work should start July 8 and be completed by Nov. 11, according to the application. The building formerly served as a warehouse for Football Fanatics.
USNR also filed plans with the city to renovate the structure and upgrade the exterior, including adding a loading dock. USNR has had no comment.
Prosser Inc. of Jacksonville submitted the plans.
USNR LLC paid $2.75 million for the 10.26-acre property.
USNR has seven divisions in North America, including in Jacksonville at 1220 W. State St, just west of the Kings Road postal facility.
Phillips Edison expects more acquisitions
Phillips Edison-ARC, the real estate investment trust that paid $12.05 million for the Publix-anchored Deerwood Lake Commons shopping center in Southside, expects more purchases.
Emily Leverone, director of investor relations, said by email Friday that Deerwood Lake Commons met its acquisition criteria and further diversifies its portfolio by geography, grocer, industry, creditworthiness and lease expiration.
“We look for properties in infill growth markets anchored by leading grocers with strong real estate fundamentals,” she said.
“We have a robust acquisitions pipeline and will continue to look for opportunities that strengthen our portfolio in Florida
Deerwood Lake Commons, anchored by Publix Super Markets Inc., was developed in 2003 at 4320 Deerwood Lake Parkway.
Phillips Edison, based in Cincinnati, focuses on grocery-anchored retail centers and owns the Promenade Shopping Center in Southside, anchored by Rowe’s IGA Supermarkets, at 8595 Beach Blvd.
Leverone said it also owns the St. Johns Commons shopping center along County Road 210 and other assets throughout Florida.
Two more memory-care and assisted-living centers are closer to development in Northeast Florida.
