Gate Petroleum plans fifth new store

Gate Petroleum Co. continues to expand in Northeast Florida, filing site plans for a Gate Food Store at the Collins Crossing development that will be anchored by Walmart in Southwest Jacksonville.

It would be at least the fifth new area Gate convenience store and gas station under development in the past year amid a highly competitive market in which convenience store/gas station chains are developing new locations, upgrading sites or re-branding.

Jacksonville-based Gate’s newest stores already reported are near the St. Johns Town Center; in East Baymeadows; a replacement store along Emerson Street; and at the World Commerce Center along International Golf Parkway in St. Johns County.

Another is planned along Philips Highway in Bayard, but Gate does not have a development or construction schedule for that project.

Gate’s newest site-development plans filed with the city show a 5,980-square-foot convenience store and 11 fueling stations on 2.06 acres along Collins Road, west of the Interstate 295 West Beltway in Collins Crossing, a new commercial development that will be anchored by a Walmart Supercenter.

CPH Inc. is the civil engineer. Ebert Norman Brady Architects is the architect.

Gate has 73 stores in five states – Florida, Georgia, Kentucky and North and South Carolina. Gate has 41 convenience stores in Northeast Florida and 32 in Duval County alone.

San Marco Station adding building

San Marco Station, which features a new Panera Bakery Café and has other rehabilitated space for lease, is adding a 1,236-square-foot six-sided building comprising two units for tenants. Ashco Inc. is the contractor for the $70,000 project. The city approved the construction permit Friday

Ernie Palmer starting Westside construction

With permits in hand, Ernie Palmer Toyota can start construction to redevelop its West Jacksonville car dealership, which the company estimated as a $7 million project.

In recent days, the city approved permits for RLH Construction LLC to build a 47,730-square-foot new-car dealership with a showroom, service area and inventory parking, at a project cost of $4 million, and to renovate the existing 4,110-square-foot detail building at $300,000.

The dealership is at 1290 Cassat Ave.

Ernie Palmer Toyota won approvals in April to demolish structures in anticipation of construction.

The dealership property is at 1290 and 1310 Cassat Ave. The used-car operation at 1290 Cassat Ave. would be demolished and the site rebuilt as the new-car dealership and a renovated detail shop.

The existing Ernie Palmer Toyota new-car dealership at 1310 Cassat Ave. then will be demolished and the site will become a parking lot to store vehicle inventory.

The dealership applied in October for the renovation and construction permits.

Build-out OK’d for Doctors Company

The city approved the permit for Dav-Lin Interior Contractors to renovate almost 13,000 square feet of space in Flagler Center for The Doctors Company.

Dav-Lin will build-out 12,987 square feet of space at 12724 Gran Bay Parkway W., No. 400, at a project cost of $522,125.

The Daily Record reported June 5 that the Napa, Calif.-based insurer wanted to take space at Flagler on the fourth floor of the Lakeside One building.

Plans show space for almost 80 people, comprising 62 workstations and 17 private offices. Plans include the workstations and private offices as well as a conference rooms, “huddle rooms,” lunch room, a copy and mail room and storage.

The Doctors Company, whose website is thedoctors.com, calls itself the nation’s largest insurer of physician and surgeon medical professional liability. It has not responded to questions about the office project, including how its existing Jacksonville operation would be involved.

In 2011, The Doctors Company bought Jacksonville-based FPIC Insurance Group Inc., a provider of medical professional liability insurance for physicians, dentists, and other health care providers, for about $362 million. Those offices are in Riverside.

Chase Bank plans Fleming Island branch

JPMorgan Chase plans a Chase Bank along Florida 220 on Fleming Island. Plans filed with the St. Johns River Water Management District show a 3,495-square-foot Chase Bank on 0.6 acre.

LAI Engineering is the civil engineer and BDG Architects is the architect.

A car wash on the site would be demolished.
