PGA Tour Inc. and its engineering consultant, Connelly & Wicker Inc., applied June 17 to the St. Johns River Water Management District to expand the two existing PGA Tour headquarters buildings at 112 PGA Tour Blvd. in Ponte Vedra Beach and add a pavilion to the 17th green.
The Tour emphasizes the plans are not final.
“We have identified two pods for potential expansion and it requires permitting,” Ty Votaw, executive vice president of PGA Tour, said Monday.
“We are simply in the permitting stage,” he said, emphasizing that no final decision has been made.
Votaw declined to say how many employees work in the two office buildings that might be expanded.
“We have grown our personnel,” Votaw said, explaining the space would provide mores space to existing staff.
The PGA Tour is a membership organization of professional golfers whose aim is to expand the game of golf. Its many tournaments include The Players championship at TPC Sawgrass, held this year May 8-11.
The tournaments raise funds for charity and nonprofits, including education, health and human services, youth development, community services and growing the game of golf.
The 15.23-acre site for the PGA Tour headquarters comprises two buildings, parking, sidewalks, asphalt drives and stormwater facilities, according to plans filed with the water management district.
The proposed improvements include the expansion of the east and west headquarters buildings, new sidewalks and reshaping the pond next to the east building expansion to accommodate the renovated and expanded clubhouse.
The Tour filed a drainage analysis and stormwater management plan.
A master development plan outlines an expansion of the 24,566-square-foot east headquarters of about 8,500 square feet; an expansion of the 24,326-square-foot west headquarters of about 700 square feet; as well as a 17th Green pavilion of 3,490 square feet.
Votaw said the 17th Green pavilion provides permanent bathrooms.
He said he couldn’t speak to a timeframe of making a decision on the buildings.
Regions Bank issues $13.6M mortgage to Hillwood
Regions Bank issued a $13.6 million mortgage to Hillwood Development Co. for its first shell warehouse at Cecil Commerce Center.
The mortgage was issued Monday and recorded with the Duval County Clerk of Court.
Regions Bank issued the loan to New World Avenue Bldg A-1 LLC, whose managing member is JCCC Development Project LLC, which was filed with the state by Dallas-based Hillwood.
The city chose Hillwood as the master developer of its Cecil Commerce Center property. Hillwood is developing the land as AllianceFlorida at Cecil Commerce Center.
Hillwood told the city it completed site work and building pad construction for the “Parcel A Speculative Building” prior to the contractual benchmark completion date.
In February, the city approved construction for Hillwood of a 510,000-square-foot warehouse, its first speculative building, at Cecil Commerce Center. The Conlan Co. will build the $12.88 million project at 12970 Normandy Blvd. The mortgage specifies a 40.69-acre site.
The project comprises a tilt panel warehouse and completion of the associated site work for auto and truck parking.
As a speculative building, no tenant was identified. The building is designed to be the first phase of a 1 million-square-foot structure.
JU plans chiller plant
Jacksonville University wants to build a chiller plant on campus to accommodate its upgraded research labs and chemistry building classrooms.
The new heating and cooling facility will serve the central campus academic buildings and is estimated to be a $3 million to $5 million project. A chiller plant system cools air for a building or for a collection of buildings and provides the air-conditioning part of HVAC systems.
JU, based at 2800 University Blvd. N. in the Arlington area, filed site plans with the city for the plant. Prosser Hallock is the civil engineer.
JU representatives said the chiller plant is a capital project by the university to modernize its property, plant and equipment. It is not part of JU’s ASPIRE fundraising campaign.
The university said the Nelms Science Complex laboratories and classroom upgrades for chemistry and biology should be completed this fall at a cost of $1 million to $3 million. That investments is part of ASPIRE.
The chiller plant should be completed late this year or early next year.
CBRE arranges Deerwood Lake, St. Johns Commons sales
CBRE Inc. announced Monday it arranged the sale of the Sunshine State Portfolio, comprising five grocery-anchored neighborhood retail centers totaling 347,478 square feet, to Phillips Edison-ARC Shopping Center REIT Inc. for $64 million. CBRE represented the seller.
CBRE said the portfolio, including two Northeast Florida properties, reflects geographic diversity with locations in south, central and north Florida.
Three of the retail centers in the portfolio are anchored by Publix, and two are anchored by Winn-Dixie. The portfolio is 92.7 percent leased.
The Publix-anchored properties are Deerwood Lake Commons at 4320 Deerwood Lake Parkway in Jacksonville; Heath Brook Commons at 5400 S.W. College Road in Ocala; and West Creek Commons at 4760 W. Hillsboro Blvd. in Coconut Creek.
The two properties anchored by Winn-Dixie “transformational remodel” stores are St. Johns Commons at 2220 County Road 210 W. in St. Johns, and Park View Square at 17051-17173 Miramar Parkway in Miramar.
The CBRE team representing the seller included Casey Rosen, Dennis Carson and Cliff Taylor.
Nassau dealership to be renovated
Rick Keffer Dodge Chrysler Jeep in Nassau County is gearing up for renovations.
The dealership at 464037 Florida 200 in Yulee applied to the St. Johns River Water Management District to renovate the 27-year-old dealership built on a 5.43-acre site. The work’s scope includes remodeling the existing auto service building, enclosing the covered open-air auto show area, demolishing the old office building and replacing it with a larger structure.
Angelo Fanelli, vice president and assistant secretary of Rick Keffer Dodge Chrysler Jeep Inc., is the applicant and represents the land owner. David Haines is the agent and engineering consultant, and John Shanks, with Access Ecological Associates Inc., is the environmental consultant.
Starling Senior Living working toward Baymeadows center
Starling Senior Living is closing in on plans to build a maximum 92-room assisted living center in the Baymeadows area, having applied to the city for concurrency review this month.
SSL San Jose LLC is the property owner for the project, at 9069 and 9109 San Jose Blvd., north of Beauclerc Road. The concurrency review certificate shows the 100-bed, 85,000-square-foot project is planned on 5.56 acres.
Taylor & White Inc. is the agent.
SSL San Jose LLC bought the property in February. Construction is set to start in the fall on the assisted living facility of 24 memory care and 65 assisted living units. It could hire 35 to 40 full-time employees.
