“We’re about to start some really cool improvements,” said Jason Isaacson, the founding partner and president of IP Capital Partners LLC.
Through SCIP 6805 LLC, IP Capital Partners bought the building, at 6805 Southpoint Parkway, in April 2015.
The almost 124,000-square-foot, single-story building offers about 118,000 square feet for lease to a single or multiple tenants.
Isaacson declined to identify any prospective tenants, saying only “we’re working on some interesting things.”
To prepare for tenants, IP Capital Partners has applied for a permit for exterior improvements to the building to include a new glass entry, ADA ramp and decorative elements.
That permit shows a $600,000 job cost for contractor Bent Construction LLC. Gresham, Smith and Partners is the architect.
Plans show facade elements, a trellis and canopy.
The interior is empty.
The exterior work is in addition to a $722,000 roof project and $370,000 to replace air conditioning, heating and refrigeration equipment, both approved in March. Isaacson said the new roof includes 30 skylights.
Boca Raton-based IP Capital Partners LLP paid $3.6 million in April 2015 for the 17-acre property in the Southpoint Office Park at Butler Boulevard and Interstate 95.
It was built in 1989 and used or leased by several companies, most recently by Comcast Corp., which moved its main Jacksonville office with 800 employees from there to the Deerwood North office park. The site was used as an operations and call center.
Isaacson said upon the purchase the building would be attractive for companies needing a large floor plate and a high parking count. He said upgrades were planned to improve the appearance.
JLL, formerly known as Jones Lang LaSalle, is handling the leasing of the property and highlights the building’s 118,972 square feet of Class B office space in a single story. Vice President Jesse Shimp is the leasing agent.
JLL reports total office vacancy in Jacksonville is 14.6 percent, the lowest since the early 2000s. It said few large blocks of space of more than 100,000 square feet are available.
Publix renovating at Town Center
Publix Super Markets Inc. continues its cycle of store remodeling, filing plans for a $750,000 renovation of its St. Johns Town Center area location at 4413 Town Center Parkway.
The site is across the street from the Aldi store under development at Town Center Promenade.
Elkins Construction LLC is the contractor for the renovation of the 45,178-square-foot Publix grocery store, which was built in 2006.
The Lakeland-based chain has submitted plans or completed renovations or reconstruction for about 20 area stores in recent years.
PGA Tour Superstore in for permitting
PGA Tour Superstore, one of the many retailers joining The Strand at Town Center, is in city review for tenant build-out.
Hoar Construction LLC is the contractor for the almost $1.4 million project to build-out 25,538 square feet for PGA Tour Superstore at 4906 Town Center Parkway.
The Strand and adjacent Crossing at Town Center are being developed by PGP Jacksonville TC LLC, part of Books-A-Million.
PGA Tour Superstore is owned and operated by Roswell, Ga.-based Golf & Tennis Pro Shop Inc. It sells golf equipment, apparel and accessories and offers repairs, lessons, events and other services.
When the company announced in October it had signed the lease, it said all stores are staffed with teaching professionals and have in-store swing simulators, practice hitting bays, and large putting greens. There also is a club-making and repair facility.
The store is expected to open later this year.
Meanwhile, Chuy’s was approved Friday for construction at The Strand at Town Center. Parkway Construction & Associates LP of Lewisville, Texas, is the contractor for the $1.8 million project. Austin-based Chuy’s wants to build a 7,692-square-foot Tex-Mex restaurant at 4914 Town Center Parkway. The Chuy’s website says the Jacksonville location will open in the summer.
• A Gate Express Carwash might be developed in Clay County at southwest County Road 220 and Plantation Drive. The county Development Review Committee is considering a rezoning application for the vacant 1-acre site that would allow for a 4,500-square-foot self-service tunnel car wash with vacuum stations. It would operate 8 a.m.-8 p.m. with three employees. Jacksonville-based Gate Petroleum Co. said in January that six sites have been acquired for its initial push into the market for the car washes with another 11 sites in stages of review. Gate said Friday the Clay site is under contract.
• Wendy’s wants to build a restaurant in OakLeaf Town Center at 9510 Applecross Road. It’s a $485,000 construction job for the 3,297-square-foot building on about an acre.
With office space tight in Southside, owners of the former Comcast building in Southpoint are investing in the vacant structure to market it — starting with at least $1.7 million in property and exterior work.
