Beacon Lake to start building in St. Johns

Master-planned community will include 43-acre lake, Olympic-size pool.

BBX Capital Real Estate, a division of BBX Capital Corp., will team with Dream Finders Homes and Mattamy Homes as the exclusive phase one builders at Beacon Lake, a master-planned community in northern St. Johns County. 

Dream Finders and Mattamy Homes each plan to build 151 single-family homes in the first phase of Beacon Lake.

Beacon Lake is on the south side of County Road 210 between Philips Highway and Interstate 95. The community is within the St. Johns County School District. Hughes Brothers Construction is the land development construction contractor.

Bruce Parker, managing director of BBX Capital Real Estate, said planning for Beacon Lake began in 2009 with final permits secured last year. 

All site preparation for 302 homes in phase one is complete and 85 percent of the underground infrastructure is in place.

“Both builders are anxious to get started,” Parker said. “We can possibly get them started as early as November with models opening in late January if we catch a break with the weather.”

The master-planned community will include 1,280 single-family homes and 196 townhomes on about 630 acres, more than half of which is dedicated wetland preservation, enhancements and restoration areas. The developer is creating the lake, which will serve as the centerpiece of the neighborhood.

Beacon Lake’s amenities will include a paddle-friendly, 43-acre lake.

An 8,000-square-foot community clubhouse will overlook a half-mile view to the southern shoreline of the lake. 

The clubhouse will have space for entertainment and dining areas inside as well as covered porches and a fire pit. The Crew House is planned to provide kayak, canoe and paddleboard storage and a launch area, along with a sand beach. 

That’s in addition to a Junior Olympic-size lap pool, a splash park and fun pool, tennis courts, play fields and a fitness center complete with yoga studio. 

Parker said the amenity area will begin construction once homebuilding starts.

“We will be starting the amenity facility when builders start their houses as opposed to waiting,” he said. “We will be putting it out to bid and are looking forward to getting started soon.

“We’re trying to create a whole unique feel with the boardwalk, the lake, the beach. There will be games along the way painted on the boardwalk for kids to play. When people drive in, kids will see the big splash park and say, ‘I want to live here.’?”

An entry off County Road 210 — currently being widened from two lanes to six — will feature a lighthouse-like structure in the center island. 

Dream Finders and Mattamy Homes plan to offer home designs in the community’s coastal vernacular architectural style. 

New homes will range from 1,800 square feet to more than 4,000 square feet and will be priced from the high $200,000s to $500,000.

Phase one includes 43- and 63-foot-wide homesites offered by Dream Finders and 53- and 73-foot-wide homesites by Mattamy Homes.
