Becknell says it needs 312 parking spaces, not 648 at Westlake Industrial Park

Company seeking administrative deviation from the zoning code.

Becknell Services LLC asks to reduce the required parking spaces at its proposed Westlake Industrial Park warehouses from 648 to 260 and intends to provide 312. 

Applicant Kimley-Horn and Associates Inc. says in an application to the city that a user anticipates 50 employees on two shifts and that 312 spaces are ample for employees and visitors.

The application does not identify a tenant other than that it is a  distribution warehouse. 

“We are able to save the area from being an empty unused parking lot and/or heat island,” says the application with the Jacksonville Planning and Development Department for an administrative deviation from the zoning code.

The St. Johns River Water Management District issued permits for Becknell Services LLC and Pritchard Road Florida Becknell Investors II LLC for a stormwater management system to serve Becknell buildings No. 1 and 2.

Becknell Industrial, based in Lyons, Illinois, proposes the 1,108,080-square-foot Building No. 1 and the 187,500-square-foot Building No. 2 at 13522 Pritchard Road.
