A second phase for The Carlton at Bartram Park is in review.

It would add 355 units among 14 three-story buildings along with a clubhouse and amenities.

It’s a $43 million project, said Dan Esterline, a partner in The Mahaffey Apartment Co. and the general contractor.

He is president of Esterline Construction Inc.

The project is planned on 25.75 acres at 13990 Bartram Park Blvd., the same address as the first phase.

Site clearing was approved May 3. Construction should be completed in summer 2018.

Mahaffey Associates Jacksonville LLC is the owner and developer. It bought the property in September.

The unit mix comprises 126 one-, 193 two- and 36 three-bedroom units.

There also will be 116 garages among the buildings and 114 storage units.

Esterline said amenities will include a fitness center, playground, walking trail around a central lake, a dog park, Internet café and a clubhouse with gathering rooms and a pool.

He said apartment rents haven’t been determined. The sizes are similar to those in the first phase.

The Carlton at Bartram Park’s first phase, which was completed last summer, shows rents of $900 to $1,657 for the one-, two- and three-bedroom apartments. Sizes range from 529 to 1,587 square feet.

That phase is 395 units among 17 apartment buildings with a pool, clubhouse and lake.

Amenities there include a fitness center, social lounge, cybercafé and conference room, community barbecue grill areas with an outdoor kitchen and a car-care center.

The Mahaffey Apartment Co., based in Winter Park, has developed 11 communities in Florida.

Mahaffey Communities are branded as Carlton Arms, according to the company.

Mahaffey lists its Florida communities in Bradenton, Jacksonville, Lakeland, New Port Richey, Ocala, St. Petersburg, Tampa, Winter Haven and Winter Park. There are two each in Lakeland and Tampa.
