Citizens' Downtown site nears final phase

Citizens Property Insurance Corp.’s Downtown space is nearing completion so it can move about 1,000 employees to the core of the city.

A third and final phase, valued at a construction cost of almost $2.6 million, is under city review for EverBank Center.

The move is expected to start this fall and be completed by the first quarter of 2016.

Auld & White Constructors LLC is the contractor for the Tallahassee-based insurer’s renovations on nine floors at the 30-story tower at 301 W. Bay St.

Construction work alone for the three phases totals more than $10.5 million for 234,150 square feet of space, permits show.

The third phase comprises a $2.564 million project to make core-area and tenant improvements for Citizens Property on the 18th and 19th floors.

Citizens Property will consolidate offices from four Baymeadows locations and some IT functions from Tallahassee and Tampa into the Downtown.

The entire project is expected to total almost $49.1 million, comprising the 10-year lease, furniture, equipment and other items and startup costs.

Baptist North medical campus on track

Baptist Medical Center is moving ahead with plans for its North Jacksonville campus at northeast Dunn Avenue and Interstate 295.

Site plans were filed for the first phase, totaling almost 90,000 square feet, at 4401 Dunn Ave.

That phase shows a 28,000-square-foot emergency and imaging center, 42,484-square-foot medical office building and a 19,500-square-foot fitness establishment.

The R-A-M Professional Group Inc. is the project agent.

No renderings are available yet.

Baptist Health said in February it intends to develop a 40-acre medical office campus at the site, starting with a free-standing emergency center, medical office building, imaging and lab services, a Baptist Primary Care office and specialists’ office space.

Construction is expected to be completed by the end of 2016. The health care system said the complex is designed to meet the growing needs of families in North Jacksonville.

The North Jacksonville complex will include a 24/7 emergency center at the location for adults and children.

Baptist Health Properties Inc. bought the almost 110-acre undeveloped site in 2013. Baptist has said that of the site, 40 acres can be developed.

Meanwhile, Baptist is preparing a site near St. Johns Town Center for its second free-standing emergency center in Northeast Florida. It should open next summer. Its first free-standing emergency center opened in Clay County.
