CycleBar joining Gateway Village

Developer Cantrell & Morgan Inc. intends to complete the first retail spaces for tenant build-out about a year from now at Gateway Village at Town Center.

Tenants include CycleBar, whose tagline is “premium indoor cycling.” The franchise headquarters are in Cincinnati.

CycleBar will join the previously announced Burrito Gallery, Sushi House, Bellezza Nails and Spa and a specialty restaurant by chef Matthew Medure in the retail shops. Spaces remain available.

RaceTrac Petroleum plans a gas station and convenience store on a 1.7-acre outparcel. Davis Development, based in Stockbridge, Georgia, near Atlanta, intends to develop 289 luxury apartments on 5.06 acres.

The 18.5-acre Gateway Village site is at southwest Gate Parkway and Deerwood Park Boulevard. It is south of Butler Boulevard and St. Johns Town Center.

Cantrell & Morgan executives, through Jacksonville Gateway Village LLC, bought the land in July from members of the Skinner family for $6.64 million.

Cantrell & Morgan CEO Chris Morgan said construction will start on the apartments during the first quarter and they will be completed within 18 months.

Gateway Village is designed to comprise apartments, office and medical space, commercial space and hotel rooms along with the gas station.

The two shops parcels are planned on 3.26 acres south of RaceTrac and east of the apartments.

A conceptual site plan shows two more outparcels of 2.44 and 1.14 acres west of RaceTrac and north of the apartments.

The RaceTrac store is one of at least two more planned in Northeast Florida.

Venture Construction Co. of Tampa intends to build the store at 5020 Gate Parkway store in Gateway Village.

The city is reviewing permits for a 5,500-square-foot convenience store, canopy, fuel pumps and dumpster enclosure.

Permits total $1.4 million.

RaceTrac also plans a project in St. Johns County at Palencia Village Drive. 

The almost 5,500-square-foot store and 20 gas pumps on 10 fueling positions are planned on 1.93 acres at southeast Palencia Village Drive and U.S. 1.

Connelly & Wicker Inc. is the civil engineer.

Self-storage OK’d in Brooklyn

The city approved a permit for IP Nuvo Jacksonville LLC to build a five-story, 92,700-square-foot self-storage project at 340 Myrtle Ave. S.

Aagaard-Juergensen LLC of Orlando is the contractor for the $6 million project on a 0.73-acre site. The Downtown Investment Authority said in September 2016 the facility will be a convenience for residents in apartments being developed in Riverside and LaVilla.

Burlock and Barrel work continues

Work proceeds at May and Magnolia streets, the Brooklyn site of a proposed distillery.

The city is reviewing a permit application for Danis Construction LLC to demolish the interior of the building at 417 Magnolia St. 

The application calls for demolition of almost 7,000 square feet. The building is owned by BAM Commercial Holdings, led by Alexandria Klempf.

Plans were filed in May for BAM to redevelop the site in the Brooklyn area of Downtown at 417 Magnolia St. and 476 May St. 

BAM would convert the property into the Burlock and Barrel whiskey distillery. A 3,500-square-foot space would house the distillery, and a 3,400-square-foot area would be used for a point-of-sale and tasting room. 

Property records show the 476 May St. structure was built in 1925 and the 417 Magnolia St. building was developed in 1939.

BAM Investments includes Forking Amazing Restaurants and other commercial projects. Its newest opening is the Cowford Chophouse Downtown at 101 E. Bay St.
