The 118-room project is planned near the RH furniture store under construction at northwest Butler Boulevard and I-295.

The city is reviewing construction applications for the proposed 118-room AC Hotels by Marriott at St. Johns Town Center.

Chris Lewis, development manager of OTO Development LLC in Spartanburg, South Carolina, said Nov. 9 construction is scheduled to start in the first quarter of 2022 and be completed in the second quarter of 2023.

OTO Development wants to build the four-story, 71,700-square-foot project on 2.73 acres at 5353 Big Island Drive.

The hotel is planned near the RH Jacksonville furniture gallery, formerly known as Restoration Hardware, under construction east of Tesla, Apple and J. Alexander’s.

The site is Parcel 3 of Phase 4 of St. Johns Town Center, at northwest Butler Boulevard and Interstate 295. The location is at the southern end of the shopping center.

Four permits for the building, site clearing, dumpster enclosure and pool house for an outdoor pool total almost $13 million.

The project will include 1,400 square feet of meeting space.

Lewis said a final cost has not been determined.

Palmetto-RPT Owner II LLC, doing business as AC Hotel Jacksonville East and part of OTO Development, is the owner.

The project is a joint venture of OTO and Simon Property Group, an owner of St. Johns Town Center.

OTO Development is the managing partner for the development.

Lewis said the group will buy the land.

Joshua L. Doss of Overland Park, Kansas, is the architect. Codes-ABC Inc. of Orange Park is handling code compliance. England, Thims & Miller Inc. of Jacksonville is the civil engineer and agent. A contractor has not been chosen.

The project appears to have been put on hold because of the COVID-19 pandemic.

England, Thims & Miller submitted plans April 7, 2020, for city civil plan review.

The fourth phase of St. Johns Town Center includes the AC Hotel, RH and an unidentified theater along with an addition to a building near Nordstrom.

Indianapolis-based Simon Property Group is the landlord for the 1.4 million-square-foot regional shopping center.

St. Johns Town Center opened in 2005 and completed its third phase, anchored by a Nordstrom store, in 2014.

The fourth phase is designed among four parcels on 41.02 acres at the southeast side of the property. The land primarily was undeveloped or used for parking.
