Dolphin Pointe Landing skilled-nursing center pending near Jacksonville University

Dolphin Pointe Landing is nearing construction north of Jacksonville University.

The proposed 120-bed skilled-nursing center is planned at 3390 University Blvd. N. and is expected to associate with the School of Nursing at JU, next door at 2800 University Blvd. N.

Dayton, Ohio-based Colonnades Management Group Inc. is listed on site plans as the developer. Colonnades owner Greg Nelson declined Wednesday to discuss the project and said more information will be announced in September.

Colonnades is a health care consulting firm. Stellar Group Inc. is the project engineer and Baker Barrios is the architect.

Stellar submitted site plans to the city, which also approved a conditional concurrency application for the project.

That application covers a 102,000-square-foot project, while the site plans and a St. Johns River Water Management District permit approved in June show a building of 92,000 square feet.

OLT II Inc., the property owner, also is led by Nelson. He is a 1971 JU graduate and bought the 55-acre site in July 2014.

The center is planned on about 14 acres at the site, which shows a future assisted living facility.

Retail notes

• Renovations for McDonald’s restaurants at 6030 Fort Caroline Road and 7784 Blanding Blvd. are in for city review. Davies General Contracting Inc. is the contractor for interior and exterior renovations for the Fort Caroline restaurant at a cost of $300,000. Southland Construction Inc. would renovate the larger Blanding location for $350,000.

• Property owner Blueberry Commons LLC plans an almost $621,000 facelift at the Medical & Merchants Center at 14444 Beach Blvd., at San Pablo Road. The Orangeburg, N.Y.-based company bought the center in March. It is anchored by Publix, which separately is undergoing an almost $848,000 renovation.
