Lawyers Eddie and Chuck Farah, owners of the 100 North Laura building, will move their call center into the third floor of the Downtown structure.

The city is reviewing a permit application for Tenant Contractors Inc. to renovate 7,090 square feet at 100 N. Laura St. for the call center at a job cost of $544,420.

Hota Design Studio LLC is the architect.

Landlord representative Matthew Clark, vice president of Prime Realty Inc., said the call center would use almost 5,800 square feet and operate 24 hours a day. He said Farah and Farah will move the operation from its headquarters at 10 W. Adams St. because of space.

“Their office building is at capacity and they thought it was better to move the call center off-site to allow room for more attorneys,” Clark said.

He believes the relocation will be in early 2017 and would include 50 positions.

Farah and Farah will take the entire third floor, which is smaller than the other floors because Anytime Fitness on the second floor uses space on two stories.

Clark said the building has three full floors –– the fourth, fifth and ninth floors –– available along with space on the sixth and 10th floors. With the call center, occupancy is about 65 percent, he said.

He said he was working with several larger tenants who could secure naming rights by leasing a full floor, which is almost 12,500 square feet.

“We have a couple of proposals going back and forth. We are hoping to get some of these deals closed,” Clark said.

CenterState Bank of Florida is working on its plans for a ground-floor branch and partial 10th floor offices for its area headquarters. It will occupy 9,000 square feet that Ameris Bank has been leasing.

Ameris Bank is moving to 121 Atlantic Place.

CenterState Bank will put up signs on the building but does not have naming rights.

Black Sheep Restaurant intends to open in renovated space on the ground floor at 100 North Laura, but expects to operate under a different name there.

Clark expects the CenterState lobby and Black Sheep to be open about Christmas and the CenterState office space on the 10th floor to be completed in early December.

Eddie and Chuck Farah, managing members of 100 N. Laura St. L.L.C., bought the 10-story, 144,070-square-foot building in 2011.

Clark expects most of the building’s common-area and exterior renovations, including an LED uplighting system, to be completed by year-end.
