Investment firm preparing Deerwood North for expansion

Fidelity Investments, which said in October 2015 it would invest $13 million as part of a local expansion, is well on the way to account for that capital investment in the Deerwood North office campus.

Brasfield & Gorrie LLC applied for a permit to renovate 58,000 square feet of space for Fidelity at a construction cost of $9.5 million.

That permit covers tenant improvements for the third and fourth floors at 4600 Touchton Road, Building 100.

That follows the interior demolition permit approved in April. Brasfield & Gorrie also is the contractor for that $800,000 project.

Those two permits add up to $10.3 million in construction work.

Plans show offices, open office space, meeting rooms, a café and seating area, learning centers, a lounge area and other functions.

They also show a central open area between the floors and a connecting monumental stairwell.

Fidelity is preparing the space for the 300 jobs it pledged to the city and state to hire by year-end 2018.

The financial services company wants to renovate the space in Building 100 for a customer contact center, similar to the workspace it uses nearby in Building 400.

In addition, it plans to renovate its existing offices in Building 400 at a project cost of $1.5 million. That address is 4601 Touchton Road E., No. 400.

That boosts the total investment in construction costs to $11.8 million.

Fidelity told the city it would make a $13 million capital investment in build-out, information technology and other related work in new and existing space.

Spokeswoman Kathleen Bentley said previously that the space will accommodate current employees and those that might be needed in the future.

She said in March that the company has about 900 employees in Jacksonville “and continues to grow and hire, making progress toward the multiyear jobs goal we announced in 2015.”

Fidelity leases the majority of Building 400 for the current staff. Bentley said both buildings will accommodate the current and future employees.

The city and state agreed to $2.6 million in taxpayer incentives to add the financial services, investment banking and IT support jobs.

Fidelity said the additional jobs would pay an average annual salary of $64,356.

$1 million build-out for FSCJ Downtown café on Adams

On track to open this fall, the Florida State College at Jacksonville Culinary Café is in review for a $1 million interior construction job.

Danis Construction LLC will build-out 5,072 square feet of ground-floor space at FSCJ’s residential project at 20 W. Adams St. for the café.

The Lerner Building is under renovation to provide housing for almost 60 students in the six-story structure. FSCJ will lease the building from landlord Eugene Profit.

Pending the construction timeline by the contractor and landlord, the college expects the 20-suite build-out and 90-seat restaurant to be completed for the fall class term, which starts Aug. 28.

The Culinary Café will operate under the direction of the college’s Culinary Arts & Hospitality program and will be open to the public.

Philanthropist Jim Winston donated $100,000 in support of the cafe’s 12-seat private dining area, which will be called The Winston Room. Those seats are part of the 90 total.

That room will be available for meetings and community groups and will include technology for presentations.

The “farm to table” counter-service restaurant will operate for breakfast and lunch five days a week. The venue also will be available at nights and on weekends for private events.

No dinner service is planned but FSCJ said private catered events are an option to those interested.

Goodwill to open at New Berlin and Alta roads

Goodwill Industries of North Florida is branching into North Jacksonville with a thrift store at 3186 New Berlin Road.

Goodwill Industries Public Relations Coordinator Tracy Collins said the 16,000-square-foot free-standing store will include a drive-thru donation center.

She said Goodwill will lease the store from Peter Sleiman Development Group, which is building it at New Berlin and Alta roads.

It should open in the fourth quarter and create 20 full- and part-time positions.

Goodwill creates jobs and uses sales revenue to fund job-placement activities.

The city is reviewing a permit application for the $1.5 million construction project on 1.3 acres.

Sleiman is a manager of the property owner, MDP Equities LLC.

Goodwill also operates in North Jacksonville at 4243 Dunn Ave.

Goodwill operates nine thrift stores and two pound stores in Jacksonville, as well as a thrift store and Bluetique by the Sea in Jacksonville Beach.

It also operates 10 more thrift stores and another pound store in Northeast Florida.

2 permits approved for renovations to Barnett building

Two of the three permits were approved Tuesday to launch renovations of Downtown’s Barnett Bank building.

The two permits call for Danis Builders LLC to perform interior demolition and structural infill at the 18-story structure at 112 W. Adams St. They total almost $658,000.

A third permit is pending for the removal and re-installation of windows on the third through 18th floors at a cost of about $278,000.

The Molasky Group of Las Vegas and SouthEast Development Group of Jacksonville propose turning the building into a mixed-use development with apartments, retail and office space.
