Former Noland Building sells for $2.2M; Intuition Ale Works leases majority of site

The new location for Intuition Ale Works took a step forward Monday when a $1.855 million mortgage for the former Noland Building at 929 E. Bay St. was recorded with the clerk of Duval County Circuit Court.

Iconic Real Estate Investments LLC purchased the building for $2.2 million from Enclave East Bay Street LLC, based in Purchase, N.Y. Intuition leases a majority of the building.

According to Duval County property records, the light industrial building and land at the northwest corner of A. Philip Randolph Boulevard and East Bay Street had a 2014 taxable value of $1.3 million.

When craft brewery founder and owner Ben Davis received final approval for the design of the new Intuition production facility and tap room, he said about $250,000 worth of custom-fabricated equipment was in storage awaiting installation.

Established in 2010 along King Street in Riverside, Intuition currently produces about 7,000 barrels of beer annually. The larger facility will allow production of at least 25,000 barrels.

Davis said he plans to be in operation and open for retail sales before football season begins this year.
