Hillwood courting three major distribution centers

Hillwood Investment Properties reported fourth-quarter highlights of just three projects at AllianceFlorida at Cecil Commerce Center, but they were large ones. Two distribution centers of up to 1 million square feet of space each and a prospect seeking 400,000 square feet of space were the highlighted projects for the October-December quarter. No projects were identified by name. Hillwood, the city’s master developer at Cecil Commerce Center in West Jacksonville, reported it: • Responded to an initial Request for Proposal from a broker representing a project looking for about 400,000 square feet of distribution space. In December, it received a second-round RFP that was due in the first quarter this year. Hillwood Senior Vice President Dan Tatsch said Wednesday the company responded. • Responded to an RFP from a broker representing a prospect looking for 500,000 to 1 million square feet of distribution space. It was waiting for a response to its RFP at year-end. • Responded to information requests from a broker representing a prospect seeking about 1 million square feet of distribution space. Hillwood reported to the city it also continued to work with GE Oil & Gas, design consultants and The Conlan Co. construction services firm in the build-out of GE’s 510,000-square-foot manufacturing plant for valves and regulators. Hillwood said the facility should be completed in the second quarter. It said GE Oil & Gas worked toward construction of some internal functions along with build-out of the front-office space and an entry canopy. GE Oil & Gas spokeswoman Stephanie Hartgrove said Wednesday the exterior of the site will be complete this month, while there might still be a few remaining interior components. She said the site opened in 2015 and has been operational. Tatsch said activity at the business park varies each reporting period and his report reflects his assessment of the meaningful activity during the fourth quarter. Hillwood, which landed the development agreement in 2010, must make quarterly reports to the city, with a 90-day deadline for the first, second and third quarters and a 150-day deadline for the fourth. It submitted its fourth-quarter report Tuesday. Its first-quarter report is due at the end of June. Hillwood has a 25-year contract to develop 31 million square feet of industrial and retail uses at the 4,475-acre Alliance Florida at Cecil Commerce Center, part of a former naval air station. Mary Eaves center in for permitting Construction plans are in review for the Mary Eaves independent, affordable senior community at 1250 W. 16th St., off Myrtle Avenue in Northwest Jacksonville. The city is reviewing a permit application for the 80-unit, four-story complex. Summit Contracting Group is the contractor for the project, whose construction cost is listed at $8.24 million. The project is owned by Mary Eaves Ltd., which is led by Jacksonville-based Vestcor Inc. Holly Hepler, marketing manager at The Vestcor Companies, said Vestcor expects to buy the land in August and complete the project by fall 2017. She estimates the total cost at $13 million. The permit shows 80,026 square feet of enclosed space on 1.31 acres. Hepler said previously that Vestcor plans to break ground late this summer on the community. She said Vestcor will purchase the land from the Northwest Jacksonville Community Development Corp., which will own a small percentage of Mary Eaves. The project will comprise 104 bedrooms among the 80 units. There will be 56 one-bedroom and 24 two-bedroom units. Mary Eaves will serve people age 55 and older. Of the units, 80 percent will be for people who make $27,000 or less per year and 20 percent will be for those making $22,000 or less. Wawa plans Blanding Boulevard site in Clay County A third area Wawa site surfaced in Clay County, following two already reported in Duval County. The three are among the first wave of Wawa Inc. sites as the Pennsylvania-based gas station and convenience store company debuts in Northeast Florida. A site plan filed with Clay County Department of Economic & Development Services shows a Wawa with 16 fueling positions at northwest Blanding Boulevard and Filmore Street. Like the two stores identified in Jacksonville, the Wawa is on a corner with a traffic light, one of its stated site preferences. The 6,119-square-foot store will sit on 1.9 acres of a 4.3-acre site, according to the site plan. The property is owned by Jacksonville-based 680 Blanding Blvd. LLC, whose registered agent is Grunthal & Schueth Properties Inc. The applicant is EnVision Design + Engineering. Site information shows two buildings on the site, totaling about 17,000 square feet, will be demolished for the project. Two other buildings, totaling about 11,000 square feet, will remain. The two reported Wawa Jacksonville locations are at Beach Boulevard and Central Parkway and at Gate and Town Center parkways in The Crossing near St. Johns Town Center. Both are 6,119 square feet. The Clay County Development Review Committee is scheduled to consider the project at 10 a.m. June 9.

Wawa has scheduled two “community partnership events” that day that are invitation-only to explain its intended expansion plans throughout Northeast Florida and talk about its timeline for opening stores in Clay and Duval County and throughout the region.

The first is 11 a.m.-1 p.m. in Clay County at the Thrasher-Horne Conference Center in Orange Park. The second is 5-7 p.m. at the Main Library in Downtown Jacksonville. Wawa has said it considers the area a potential market of up to 25 stores.
