Hillwood recruiting prospect for Cecil

Hillwood Investment Properties has drawn up a layout for an 850,000-square-foot facility and submitted project estimates to recruit a confidential distribution prospect at AllianceFlorida at Cecil Commerce Center.

The facility is expandable to 1 million square feet.

Hillwood, the master developer for the city at AllianceFlorida in West Jacksonville, submitted the proposal during the first quarter, which ended March 31, and was waiting for a response.

Hillwood courted two projects during the first quarter that need up to a million square feet of space, it said in its quarterly report to the city.

The other is a prospect seeking 500,000 to 1 million square feet of distribution space. Hillwood said it submitted a proposal to the prospect in the fourth quarter and was waiting on a response in the first quarter.

As it waited, it made several follow-up calls and meetings with a broker representing the deal.

For the larger project, Hillwood said a civil-engineering consultant created the layout and Hillwood’s general contractor provided hard-cost estimates that were included in a project budget and included in Hillwood’s proposal for the project.

Hillwood has not disclosed names of its prospects. Hillwood Senior Vice President Dan Tatsch could not be reached for comment.

It included three more projects in its quarterly highlights. It reported it:

• Delivered a response to a second-round Request for Proposal from a broker representing a prospect seeking about 400,000 square feet of distribution space. It was waiting for a response at the end of the quarter.

• Received and responded to an information request from a broker representing a prospect seeking about 400,000 square feet of distribution space.

• Received and responded to an information request from a broker representing a prospect seeking about 300,000 square feet of distribution space.

Hillwood also responded to general requests for information from prospects and brokers.

The report, which covered January-March, said Hillwood continues to work with contractor The Conlan Co., GE Oil & Gas and its design consultants for the build-out of the GE Oil & Gas valve-manufacturing plan at AllianceFlorida at Cecil Commerce Center.

According to Hillwood, the facility is fully functional and the work involves finishes to the front office, completion of GE’s steam test annex and finishes to its landscaping and signage.

Full completion was estimated for the second quarter, which ended Thursday. GE Oil & Gas spokeswoman Stephanie Hartgrove said last month the site has been operational since February 2015.

In 2010, Hillwood began a 25-year contract to develop 31 million square feet of industrial and retail space at the city-owned 4,475-acre AllianceFlorida at Cecil Commerce Center.

Hillwood must make quarterly reports to the city about activities at AllianceFlorida.

TD Ameritrade confirms Strand lease

TD Ameritrade spokeswoman Melissa Matson said the company has leased space from a developer at The Strand at Town Center and expects to open the branch in winter 2018.

She said the plan is in its early stages.

TD Ameritrade was one of several companies included on a site plan for The Strand at Town Center and The Crossing at Town Center.

PGP Jacksonville TC LLC, part of Preferred Growth Properties, is developing the shopping areas at Gate and Town Center parkways, near St. Johns Town Center.

So far, confirmed retailers include PGA Tour Superstore, Hobby Lobby, ABC Fine Wine & Spirits, PDQ, Cheddar’s Scratch Kitchen and Firebirds Wood Fired Grill.

Wawa hasn’t confirmed that specific location, but said it would open five gas station-convenience stores in the area by the end of 2017. Wawa is shown at The Crossing on city-submitted applications, too.

Other tenants shown on site plans, but who have not responded to calls or emails, are 2nd & Charles, Chase Bank, Chuy’s restaurant, Moe’s Southwest Grill and Goo-Goo 3 Minute Express Wash.

Houston-based Stanmore Partners also has said it intends to buy about 6 acres at the northern end of The Strand to develop the 305-unit Ravella at Town Center apartments at 4674 Town Center Parkway.

Among other regulatory filings, Stanmore applied for a permit to build a seven-tier parking garage for the apartments. A contractor was not specified for the $6.5 million project.

Johnstone Supply building out in Westside

The city approved a permit Thursday for Dav-Lin Interior Contractors Inc. to renovate space for Johnstone Supply Co. to expand within the Westside Industrial Park.

Dav-Lin will renovate 6,842 square feet of space at a project cost of $858,261.

Johnstone Supply will move from 120,000 square feet at 8150 Forshee Drive to more than 168,000 square feet of space at 4601 Bulls Bay Highway.

The company sells equipment, repair and replacement parts and maintenance supplies for residential, light commercial, refrigeration and facilities management.

Based in Portland, Ore., the company operates its co-op buying group warehouse at Westside Industrial Park to service the Southeast. It has six distribution centers across the country.

The Ware Group/Johnstone Supply, headquartered in the EastPark industrial and commercial center in Jacksonville, is the largest member of the Johnstone buying group and the largest user of the Southeast distribution center.
