Integra Land Co. buys Clay property for 249 apartments

The developer plans to build 500 units on almost 35 acres in the two-phase project.

CBRE Group Inc. announced Aug. 17 it completed the $3.11 million sale of 17.5 acres in the Oakleaf Plantation area of Clay County for the first phase of a 500-unit apartment community.

The property is southwest of Oakleaf Plantation Parkway and the First Coast Expressway and southeast of Royal Pines and Amberly drives.

On Aug. 14, Lake Mary-based multifamily developer Integra Land Co., through Integra Park LLC, bought the property for the first 17.5 acres of two development phases totaling 34.5 acres. 

The seller was Midlothian, Virginia-based East West Cos., through the Florida division, Armstrong Development Inc., the developer of Eagle Landing.

The 249-unit Integra Luxury Apartments Phase I comprises a clubhouse, five four-story main apartment buildings and three cottage buildings. It will have 97 one-, 122 two- and 30 three-bedroom units. The cottage buildings have two units each with garages.

Joe Ayers and Cliff Taylor of CBRE represented the buyer.

“In roughly one year they will close on the balance of the site (17 acres) for phase two, which will have an additional 251 units, for 500 total,” Taylor said in an email.

“Oakleaf Plantation is a rapidly growing suburb in southwest Jacksonville serving an ever-growing community of residents looking for quality housing, schools as well as retail goods and services,” Taylor said in a news release.

Fleming Island-based Hadden Engineering Inc. submitted plans Aug. 17 for St. Johns River Management District review.
