Marshalls, fitness facility planned at University Center

University Shopping Center, which lost Stein Mart and Publix as major tenants when they relocated to nearby sites, is possibly planning to restock its retail space with a Marshalls store and a fitness center.

A preliminary site plan filed with the St. Johns River Water Management District shows a Marshalls store in part of the former Stein Mart Inc. retail space and a proposed fitness center in the space vacated by Publix Super Markets.

The center occupies 10.5 acres at 3600 University Blvd. W., near St. Augustine Road.

The plan, filed by Kimley-Horn and Associates Inc., also shows a new fast-food restaurant on an outparcel not far from the existing McDonald’s.

University Shopping Center features a CVS pharmacy, Dollar Tree and dry cleaner, but recently lost Stein Mart and Publix.

The plan shows a 27,041-square-foot Marshalls store and a 44,811-square-foot unidentified fitness center. It also shows another 17,975 square feet of available retail space between Marshalls and the Dollar Tree.

The permit determination request, on behalf of property owner University Center CRP LLC, said the project will include demolition of about 8,600 square feet of commercial space to make way for additional parking spaces, and redevelopment of an existing parking area into the restaurant outparcel along University Boulevard.

The Marshalls website shows that it has six stores in Northeast Florida.

The chain sells clothing, shoes and accessories for men, women and children and also offers luggage, home goods and more, all at a discount from retail prices.

Marshalls is part of The TJX Companies Inc., which also owns T.J. Maxx and HomeGoods.

TJX, based in Framingham, Mass., sells off-price apparel and home goods in the U.S. and worldwide. TJX, with more than 2,800 stores in six countries, reported almost $22 billion in revenues in 2010.

Marshalls, bought by TJX in 1995, operated 830 stores at the end of 2010. Its stores average about 32,000 square feet in size.

Its six area stores are in Mandarin Corners, Highland Square, Normandy Village, Pablo Plaza in Jacksonville Beach, Ridgecrest Plaza in Orange Park and Seabridge Square in St. Augustine.

Founded in 1976, T.J. Maxx had 923 stores at the end of 2010, including 923 at the end of 2010. The average T.J. Maxx store is about 30,000 square feet.

Its three Jacksonville stores are in Argyle Village, Riverplace Shopping Center and Atlantic West.

TJX has two area HomeGoods stores at Southside Square and at Pablo Plaza in Jacksonville Beach.
