Stone Mountain Industrial Park Inc. wants to open another 74.1 acres for development within its 350-acre NorthPoint Industrial Park in North Jacksonville.

Stone Mountain, which also owns Westside Industrial Park in West Jacksonville, has filed an application to change the land-use of the property, which is along the west side of New Berlin Road and north of Port Jacksonville Parkway.

The land-use change calls for the property, now zoned rural residential and business park/planned unit development to light industrial/planned unit development.

"We are rezoning because we believe the site, when combined with the other NorthPoint property, is the best large industrial site in Northeast Florida," said Peter Anderson, vice president of development and sales at Pattillo Industrial Real Estate.

NorthPoint is about 2 miles from the Jacksonville Port Authority Blount Island and Dames Point marine terminals.

Anderson represents the Westside Industrial Park, based along Bulls Bay Highway, and the NorthPoint Industrial Park.

The Pattillo family owns Stone Mountain Industrial Park Inc. and all other companies under the Pattillo Industrial Real Estate umbrella. Anderson said Pattillo Industrial Real Estate owns the NorthPoint property and the buildings.

Anderson said of the 350 acres at NorthPoint, about a third is wetlands and stormwater detention.

Of the remaining acreage, about 75 acres have been developed. The next phase is 74.1 acres and another 40 acres is available.

The NorthPoint sites so far range from 10 to more than 150 acres and all are entitled with St. Johns River Water Management District permits, traffic impacts and zoning, according to Pattillo.

Anderson said Pattillo has 3 million square feet of entitlements at NorthPoint.

Of that, about 1 million square feet has been developed and the remaining 2 million square feet of development rights will include the remainder of the existing parcel and the site under review.

The property already under development features six existing buildings, of which two have expansion space, and seven proposed buildings.

Those seven proposed buildings comprise about 1.27 million square feet of development.

A NorthPoint site plan shows two parcels for future use, including the property under review and another 40 acres along Alta Road.

Anderson said the property in review is not under contract to a purchaser or tenant.

Port Jacksonville Parkway runs through the property from east to west, connecting New Berlin and Alta.

The applicant for the land-use change is Thomas Ingram with the Akerman Senterfitt law firm.

A public workshop is scheduled at 4 p.m. Monday at City Hall in the Lynwood Roberts Room for 16 proposed amendments for land-use changes.

The NorthPoint application is one of two proposed large-scale land-use changes around Duval County. The other 14 applications are small-scale land-use changes.

The proposed amendments to the future land-use maps will change the permitted uses of the properties and could result in a rezoning.

After the workshop, the 16 amendments will be prepared for public hearings before the Jacksonville Planning Commission, the City Council Land Use & Zoning Committee and the full Council.

Wasserstrom construction begins

A Jacksonville expansion for The Wasserstrom Co. was approved at the Westside Industrial Park. Wasserstrom is a Columbus, Ohio-based restaurant and foodservice supply distributor.

Pattillo Construction Corp. is the contractor for the 110,000-square-foot project at a construction cost of $246,354. The project is at 4601 Bulls Bay Highway, No. 105.

The cost reflects renovations to the computer room and a warehouse upgrade as well as an addition of restrooms. Building plans show interior modifications to an existing tenant space.

Construction plans show the building area as 145,244 square feet of space, comprising 142,494 square feet of storage area and 2,750 square feet of business area.

Wasserstrom operates five distribution centers, including a Jacksonville facility at 9400 Busch Drive in North Jacksonville, according to the wasserstrom.com site.

Duval County property records show the Busch Drive property is owned by Jacksonville Ten LLC, whose manager is Reid Wasserstrom at Wasserstrom's headquarters in Columbus.

As reported, Duval County property records show the 62,390-square-foot warehouse, in Imeson International Industrial Park, was built in 1984. It sits on 6.9 acres and is valued at $1.55 million. The Busch Drive property has been owned by Wasserstrom family members since at least 2003, records show.

The loopnet.com real estate site shows it is for sale at $2.99 million and describes it as a 62,000-square-foot warehouse with 2.5 acres of the site an expansion area for another 40,000 square feet of space.

In addition to its Columbus headquarters, Wasserstrom has distribution centers in Columbus; Jacksonville; Allentown, Pa.; Dallas; and Phoenix.

Aio Wireless expanding presence

You've seen the signs and stores for Aio Wireless and might wonder what that's all about.

Aio Wireless is a wholly owned subsidiary of AT&T and was launched May 9 with stores in Orlando and Tampa and then expanded to Jacksonville, Gainesville, Naples and South Florida.

It continues to add stores.

Alejandra Arango, director of media and blogger relations, said Aio Wireless has seven stores in the Jacksonville area and independent dealers are adding more stores across the state.

Arango said Aio Wireless offers plans for unlimited voice, text and data on smartphones, feature phones and tablets.

Pricing is related to how much high-speed data it includes, and varies by market ranging from $40-$70 a month.

"We are expanding in Jacksonville and across Florida targeting consumers who prefer no annual contract and want a first-class wireless experience at a value price," said Arango.

"We have over 170 stores in total and we are quickly expanding into more markets and opening more stores in Jacksonville and throughout the country through the rest of this year," Arango said.

Aio is pronounced A-O and the website says Aio is based, in part, on the Latin meaning of the word "aio," which means "I say."

"It also is associated in many languages as a greeting, or a way to say hello. That led to our tagline, 'Say hello to Aio ... a new way to wireless,'" the site says.

Three of the most recent stores in Jacksonville were permitted for tenant build-out at 5243

Normandy Blvd., No. 1; 738 Edgewood Ave. N.; and 4160 Southside Blvd., No. 1. Advanced Systems of Georgia Inc. is the contractor for the three projects at a total cost of $39,000.

Florida Blue OK'd for North Jacksonville store

The City approved a $250,000 construction build-out for Florida Blue at River City Marketplace. Tenant Contractors Inc. will renovate the 3,377-square-foot space at 13141 City Station Drive, No. 106.

Florida Blue, formerly known as Blue Cross Blue Shield of Florida, already operates a Southside store at 4855 Town Center Parkway.

The bcbsfl.com site shows Florida Blue stores operate in 13 cities around the state.

EverBank's Tapestry Park center under renovation

Work to renovate high-profile space in Tapestry Park for an EverBank retail lending center was approved by the City.

Tenant Contractors Inc. will build out the 5,200-square-foot space at 9822 Tapestry Park Circle, No. 101-102, at a project cost of $206,765.

Jacksonville-based EverBank will move its retail lending office within Southside from the third floor of an office building in Deerwood Park to the rounded-corner storefront in nearby Tapestry Park.

EverBank recently announced it was putting a bigger focus on its retail lending operations, marketing mortgage loans directly to consumers. The company said it hired 100 people in that area in the second quarter and expects to hire even more.

EverBank primarily operates through its online portal and augments those services with brick-and-mortar locations. In Northeast Florida, it has just 10 lending offices, comprising eight in Duval County and one each in Fernandina Beach and St. Augustine. Among those is the 10151 Deerwood Park Blvd. office, in Suite 330, that is relocating.
