Retail Notes: Demolitions, Boulevard Crossing to begin and Heartland Dental investment

 Keep watch for demolition as you drive along some high-traffic roads.

In The Shoppes of Avondale, Realco Recycling Co. Inc. has a permit to tear down the 7,200-square-foot building in the middle of the center at 3562 St. Johns Ave.

That’s where Southern Grounds & Co. will build a new structure for a coffee shop, art gallery and retail space.

Across town at Beach and University boulevards, McDonald’s is coming down at 5801 Beach Blvd. That’s the center where Hallmark Partners is developing Boulevard Crossing, a new shopping center.

Boulevard Crossing set to start

Retail construction is starting on Boulevard Crossing, the infill redevelopment at northwest Beach and University boulevards at the former Kmart site.

McDonald’s Corp. is the first to build with a new 4,388-square-foot restaurant at a cost of $800,000.

Stansell Properties & Development LLC is the contractor. 

Heartland Dental investing $1.4M

Heartland Dental sees opportunity in growth areas and is investing almost $1.4 million in construction costs alone into three locations.

It intends to lease the closed Regions Bank building in the Town Center area; a new building at Tamaya Market; and a St. Johns County space at 60 Shops Blvd. in the Shoppes of St. Johns Parkway.

Heartland Dental intends to convert the bank at 4569 Town Center Parkway at a cost of $421,300; build-out in a new building at 12667 Beach Blvd. at a cost of $450,000; and build-out the St. Johns location at $499,831.

Each is more than 3,000 square feet.

Effingham, Illinois-based Heartland Dental provides administrative support services to dental practices and operates almost 20 locations in Northeast Florida.
