Riverplace Tower on Jacksonville’s Southbank might be the next Downtown high-rise to sell.

In the wake of four of Downtown’s major office buildings selling since December, industry sources say the 28-story Riverplace Tower, built in 1966 for Gulf Life Insurance Co., is the next investment opportunity. Some say it already is under contract to be sold.

Jacksonville-based Gate Riverplace Co., part of Gate Petroleum Co., bought the building 21 years ago and began upgrades. The structure at 1301 Riverplace Blvd. overlooks the St. Johns River.

“We’ve had several people interested in the building lately, but we have no comment at this time,” said Ken Wilson, group vice president at Gate Petroleum and president of GL National Inc.

Duval County property records show the tower’s 2014 market value at almost $37 million. Its gross square footage is 630,784 square feet and its leasable area is 420,000 square feet.

Gateriverplace.com says the structure was completely renovated in 2010.

Gate also owns an adjacent 765-space garage that provides covered access to the tower and it owns a surface lot.

Riverplace Tower features The University Club at the top. Among its many tenants are Rayonier Advanced Materials Inc., the Rogers Towers law firm and the new Jacksonville headquarters offices for Adecco Group North America.

It also features a café, fitness center, sandwich shop, a child care center and a security desk staffed around the clock.

The gateriverplace.com site says when the building opened in 1967 as a build-to-suit for Gulf Life, it was the world’s tallest precast post-tensioned concrete structure offering Class A office space.

Also on the Southbank, the Aetna Building sold in December. On the Northbank, EverBank Center sold Thursday, the Wells Fargo Center in June and the Bank of America Tower changed hands in July.
