San Marco Crossing plans submitted for city review

The developer is considering up to 1,000 luxury apartments along Philips Highway.

The company that is planning to develop up to 1,000 luxury apartments near San Marco submitted site plans to the city Oct. 24 for San Marco Crossing.

Plans call for 290 units on 8.89 acres along the west side of Philips Highway between Olevia Street and Mitchell Avenue.

The community comprises 186 one-bedroom, 88 two-bedroom and 16 three-bedroom units. There will be 412 parking spaces, with 362 of those inside an adjacent 4.5-level parking garage.

The apartment building will wrap around a pool and courtyard.

Jeff Rosen of Chance Partners said the first phase comprises 290 units.

He said construction is planned to begin in the second quarter of 2019, with occupancy by the end of 2020. Rents have not been set.

The San Marco Crossing project is estimated to cost between $50 million and $60 million. It will be built at the site of the Southside Assembly of God, which will relocate to the Southpoint area and the building demolished.

San Marco Crossing developers Judd Bobilin and Rosen, of Chance Olevia LLC, are associated with Chance Partners LLC, which is building the nearby San Marco Promenade apartment community.

A groundbreaking ceremony was held Sept. 11 for San Marco Promenade, a 284-unit complex just south of San Marco Crossing.

The project contractor, Paul Bertozzi of Live Oak Contracting, announced at the event that the developer is hoping to build up to 1,000 apartments along that corridor.

The construction cost of San Marco Promenade, which is expected to be completed by May 2020, is estimated at $34.5 million.

The second phase of the Promenade is in design. Plans call for an additional 200 to 250 apartment units on the south end of the site, said Bertozzi, president and CEO of Live Oak.

The Promenade will be “garden-style” apartments while the Crossing will be an infill project because the site is smaller, Bertozzi said.

Live Oak representatives said monthly rents for the Promenade probably will start at $1,200 to $1,300 and reach $2,200.

The Promenade will include about 10,000 square feet of retail space for one to two shops.

San Marco Promenade and San Marco Crossing will be managed by Pegasus Residential, which also manages Chance’s RiverVue project in Avondale.
