Grand Living at Tamaya, a more than $40 million senior-living community, is planned near Beach and Kernan boulevards at the Tamaya development.
Ryan Companies US Inc., a builder, designer and developer, along with Grand Living Management, its strategic operating partner, intend to develop the 165-bed independent- and assisted-living and memory-care community.
Both are based in Minneapolis.
Eric Anderson, vice president of development for senior living with Ryan Companies, said his group has been talking with Tamaya for three years.
The property is owned by a partnership whose managing member is ICI Homes.
“We love the location,” Anderson said, explaining that it is highly visible and near retail stores, residential gated communities like Tamaya and significant traffic patterns.
“We’re marketing not only to potential residents, but their sons and daughters as well,” he said.
Anderson said the group intends to buy the 6.13-acre site in October and break ground that month.
The location is at northeast Kernan and Beach boulevards in the Town Center area of the Tamaya development.
Construction is expected to take 15 months, which indicates a spring 2019 opening.
Anderson said the 165 beds will include 32 for memory-care residents.
The remainder will be for those seeking independent or assisted living, although they are not separately designated.
“You get to stay where you want,” he said, “unlike most competitors where a resident has to move to an assisted unit once they need services.”
At Grand Living, the assisted-living services are brought to the units as needed, he said.
Four elevators will serve the four-story, 200,000-square-foot building.
Units comprise studio, one- and two-bedrooms, with dens available for the one- and two-bedroom apartments.
Rental rates have not been determined, Anderson said. The sizes will range from 550 to 1,200 square feet.
Some units will have decks and fireplaces, and all will have kitchens with appliance packages and granite countertops.
Dining venues include formal, casual and bistro dining along with private dining and a club area.

Anderson said the company does extensive site research and worked with CBRE Inc. Vice President Jess Simmons to find the location.
Grand Living likely will hire 100 to 110 workers for care, food service, maintenance, activities and other functions by the time the community is full, he said.
ICI Homes Chief Development Officer David Haas said in a statement the company was “thrilled to work with such top-notch partners who will bring first-class care to those who choose to call Grand Living home.”
The city signed a mobility fee calculation certificate for the project May 18.
The fee, designed to compensate for the project’s impact on transportation, was calculated at $50,231.
Bowman Consulting Group Ltd. is the project engineer.
Anderson said Grand Living at Tamaya will be similar to Grand Living at Citrus Hills, a new Hernando community.
In addition to the Tamaya and Hernando locations, Grand Living lists four other centers at Sioux Falls, South Dakota; Coralville and Cedar Rapids, Iowa; and Lakewood Ranch in the Sarasota and Tampa Bay region of Florida.
Grand Living at Lake Lorraine in the Sioux Falls area opened in March.
Grand Living at Bridgewater at Coralville opens in March and the balance will open in late 2018 or early 2019.
