Joyce Development Group LLC is negotiating with several hotel developers, restaurants and retailers for Baymeadows Park, the 5.8-acre mixed-use development planned along Baymeadows Road.

Developer John Joyce said his Jacksonville-based group would announce the committed tenants at groundbreaking in March or April.

He expects to complete the project in summer 2020.

The city calculated a mobility fee of $350,708 to mitigate the traffic impact of the 95,000-square-foot project along Baymeadows Road, east of Interstate 95.

The $15 million center will comprise five buildings north along Baymeadows Road between Baymeadows Circle east and west.

Plans show a hotel of up to five floors and 120 rooms along with 37,000 square feet of commercial, restaurant and retail use among four buildings.

The buildings are envisioned to include a coffee shop with a drive-thru; a two-story office-retail building of 18,500 square feet; and two restaurants of about 7,150 square feet each.

Kimley-Horn and Associates Inc. is the agent. Joyce said the contractor bid process should be completed in February.

Baymeadows Park is described as a scaled-down version of the development group’s Tapestry Park project along Southside Boulevard.

Baymeadows Park is the proposed commercial development on part of the former Baymeadows Golf Club.

D.R. Horton Inc.-Jacksonville sold 5.79 acres on Sept. 19 to Baymeadows Park LLC for $2.4 million. D.R. Horton plans to develop single-family and townhomes at the former Baymeadows Golf Club.
