SS&C to add 100 jobs after move to Gramercy Woods

SS&C Technologies Holdings Inc. will almost double its space in a move to Gramercy Woods, allowing it to add nearly 100 employees over the next two years.

Jacksonville SS&C executive Dave Welling, head of Advent Advisory Business and general manager of Black Diamond, said SS&C Advent has 275 employees.

He said it leases about 28,000 square feet of space and will move into 48,352 square feet.

SS&C will relocate from the Deerwood South office park, at 10151 Deerwood Park Blvd., starting in November, according to Welling and SS&C Technologies CFO Patrick Pedonti at Connecticut headquarters.

Pedonti said the move should be completed in April when the existing lease expires. Gramercy Woods is the former Bank of America office park at 9000 Southside Blvd.

Colliers International represented both Gramercy Property Trust and SS&C in the lease negotiations.

The team of Chuck Diebel, Bob Selton, Preston Phillips and Lisa McLatchey with the Northeast Florida office worked with Gramercy Property Trust, while Leon Manoff with Colliers New York along with Jacksonville executives Phillips, McLatchey and Guy Preston represented SS&C.

SS&C, based in Windsor, Conn., describes itself as a global provider of investment and financial software-enabled services and software for the global financial services industry.

It came to town by way of its July 2015 acquisition of Advent Software Inc., which had purchased Jacksonville-based Black Diamond Performance Reporting LLC in 2011.

Welling said Black Diamond was a startup that opened in 2004 in Jacksonville.

In 2013, Advent Software was approved for up to $1.3 million in city and state incentives to create 123 jobs — doubling in size from the 122 at the time — by December 2016, which appears to have happened.

The amount of the incentives was adjusted down in November 2014 to reflect a reduction in the average salary of the new jobs from $67,000 to $54,000.

Pattillo planning $10M spec warehouse

Pattillo Industrial Real Estate is moving ahead on developing a $10 million multitenant speculative warehouse in West Jacksonville.

Pattillo Vice President Peter Anderson said Thursday his group was trying to get the permits lined up and the design finalized for the structure. The company would like to complete the building by the first of next year.

Site plans filed with the city show Pattillo wants to build a 191,360-square-foot warehouse at Imeson and Moncrief roads.

The building is on a 115-acre site designed for four buildings, including the expected $30 million BMW of North America LLC distribution center. BMW said in March it would move to the new 450,000-square-foot structure from a smaller facility it leases at Westside Industrial Park.

BMW said it wanted to occupy the site in April 2017 and be fully operational the following October. It listed the new address as 600 Imeson Road. A BMW spokesman did not return an email Thursday for a development update on the project.

The site plan shows BMW would be developed on the south end of the site and the speculative structure at the north end, with two more speculative structures in between. Those other two buildings are shown at 189,750 and 356,400 square feet.

Atlanta-based Pattillo bought the property in November. It is along Imeson Road, between Moncrief Road and Forshee Drive.

Anderson said the Jacksonville market is healthy from an occupancy standpoint, but costs continue to rise. That means a developer would need to charge higher rental rates to build a structure and make the project financially feasible.

He said if development costs come in reasonably, the company expects to proceed with the project.

Anderson said while some major industrial projects are expected in Jacksonville, the pace of new businesses moving in isn’t as rapid as it could be to spur a lot of speculative development.

Johnstone moving to larger Westside space

Johnstone Supply Co. is expanding within the Westside Industrial Park, planning to move from 120,000 to more than 168,000 square feet of space.

Now at 8150 Forshee Drive, it will move to nearby 4601 Bulls Bay Highway.

The city is reviewing a building-permit application for Dav-Lin Interior Contractors Inc. to handle the $864,261 construction job. Johnstone Supply will renovate 6,842 square feet of office space within the leased warehouse.

Johnstone Supply, based in Portland, Ore., operates its co-op buying group warehouse at Westside Industrial Park to service the Southeast. It has six distribution centers across the country.

Johnstone Supply sells equipment, repair and replacement parts and maintenance supplies for residential, light commercial, refrigeration and facilities management.

The Ware Group/Johnstone Supply, headquartered in the EastPark industrial and commercial center in Jacksonville, is the largest member of the Johnstone buying group and the largest user of the Southeast distribution center.

Retailers renovating

Several retailers at St. Johns Town Center are upgrading space, according to pending building permits:

• The Buckle Inc. is renovating at 10281 Midtown Parkway at a cost of $240,000 as a complete remodel for the Buckle store. It sells casual clothing for young men and women.

• Dick’s Sporting Goods is remodeling its footwear department at a cost of $125,000. It’s at 10390 Midtown Parkway.

• Loft at 4751 River City Drive is slated for a $300,000 remodel of part of the existing store. Loft is a women’s clothing store and a sister brand to Ann Taylor.

Two retailers are remodeling at The Avenues mall. Victoria’s Secret plans a $500,000 remodel, while Bath & Body Works plans a $225,000 renovation to include its White Barn line of home fragrances.
