The Mathis Report: Faben OB-GYN approved to build-out former Morton’s; VyStar seeks permit for San Marco renovations

The city approved the $1.19 million tenant build-out for Faben Obstetrics and Gynecology at 1510 Riverplace Blvd., the former Morton’s The Steakhouse on the Southbank.

Dav-Lin Interior Contractors Inc. is the contractor for the project to convert the former restaurant, which closed in early 2012, into the medical practice.

The roughly 8,000-square-foot building was built in 2000. Morton’s The Steakhouse returned Downtown in June 2017 to the Northbank in the Hyatt Regency Jacksonville Riverfront hotel.

Arztpraxis LLC, based at Faben’s office and led by Brian Thorn, paid $1.71 million in July for the 1.5-acre property, including a parking lot. Compass Bank issued a $2.8 million mortgage.

The Faben practice has offices at 836 Prudential Drive, Suite 1506, on the Southbank in the Baptist Medical Center campus and at 4181 Southpoint Drive E., Suite 300, according to Fabenobgyn.com.

VyStar seeks permit for San Marco renovations

VyStar Credit Union seeks a permit to renovate the former Regions Bank branch building it bought in May.

Dana B. Kenyon Co. is the contractor for the project, shown on a permit application as a $300,000 interior renovation of the 2,968-square-foot building at 1600 Hendricks Ave.

VyStar paid $2.87 million for the site, where Regions Bank closed a branch in 2017.

VyStar President and CEO Brian Wolfburg said in May the acquisition was part of a plan to cover gaps in the service area between Downtown and Mandarin. He said the design will be similar to new branches in St. Augustine, Orlando, Daytona and Ormond Beach.

It will include two teller pods, which are a new style of interaction to replace teller windows; a reception desk; a waiting area with a video wall for interactive marketing; new ATMs with larger touch screens and more options; and more advanced technology.

It’s not VyStar’s only new purchase.

VyStar recently paid $59 million for the 23-story SunTrust Tower at 76 S. Laura St. Downtown and will rename it VyStar Tower.
