The Mathis Report: Imeson site could house another 1 million-square-foot warehouse

Another larger than 1 million-square-foot building could find a site in Jacksonville.

Industrial Park Investments Inc. bought almost 22 acres in Imeson International Industrial Park that could create a site for a large building.

President Dan Webb said Industrial Park Investments bought the land to combine with adjacent property it owns “as an opportunity for large customers.”

Webb said the combined site of 75 acres could provide for a potential 1.3 million-square-foot building.

“This acquisition positions the property for a variety of customers,” Webb said.

Industrial Park Investments, based in Orlando, paid $1.4 million for parcels west of North Main Street and north of Van Dyck Road.

It bought the land from World Investment Co. Inc. State corporate records show it is a Bahamas company with offices in Coral Gables.

AllianceFlorida at Cecil Commerce Center in West Jacksonville is preparing sites for two 1.5 million-square-foot warehouses. Pattillo Industrial Real Estate is preparing a site for a potential 1.2 million-square-foot warehouse in NorthPoint Industrial Park.

Rooker quiet on Perimeter West deal

Rooker Vice President Cason Bufe said the Atlanta-based company was not ready to announce specific development plans or a timeline for developments at the Perimeter West Industrial Park property it bought for $2.95 million Oct. 18 from Perimeter West Associates LLC.

Rooker Properties LLC of Atlanta bought the undeveloped sites in Perimeter West Industrial Park through RP Perimeter West LLC. Rooker bought 38.91 acres in three parcels at northeast Interstate 295 and Pritchard Road, records show. Site plans show an available commercial site of 6.2 acres at the corner of the property. The other two parcels show designs of an almost 175,000-square-foot cross-dock facility, an almost 156,000-square-foot center and an up to 250,000-square-foot cross-dock facility. Perimeter West Industrial Park is anchored by a Volkswagen parts distribution center, Cardinal Health and UniFirst Corp., which is building an industrial laundry facility and distribution center there.

Industrial notes

AllianceFlorida at Cecil Commerce Center is moving ahead with plans for a 1,012,567-square-foot distribution warehouse with associated infrastructure at 13483 103rd St, The tenant is not identified but is believed to be Wayfair Inc., a Boston-based home-furnishings and accessories online retailer.  City Council approved incentives for the project under the code name Project Empire, to create 250 jobs by year-end 2021. The site is Parcel A2/B next to the 1 million-square-foot Amazon.com fulfillment center. The city continues to review plans. According to a Jacksonville Planning and Development Department Letter from the city, "Construction will commence soon."

Becknell Services LLC applied for a site work permit for its 185,686-square-foot industrial warehouse at 12075 Pritchard Road in Westlake Industrial Park. The permit is for horizontal site development including grading, utilities and related work.
