Jacksonville-based Triforce Development intends to buy the former Miami Subs site in Baymeadows and redevelop the property.
 
Triforce, led by brothers Louis and Paul Sleiman, plans to redevelop the property into a 7,600-square-foot building with space for up to three tenants.
 
Paul Sleiman said the plan is to redevelop the entire site, including the building, parking areas and monument sign. He expects to start construction in the fourth quarter.
 
Sleiman said he could not comment about the prospective tenants or the timetable for buying the property.
 
The 3,600-square-foot building, at 8355 Baymeadows Road, was developed in 1985. Miami Subs operated six area stores but closed them. The Baymeadows store closed in 2003.
 
It is returning to Jacksonville as Miami Grill, possibly with up to four locations that include a former 3,088-square-foot Zaxby’s in Regency purchased by owners of the New Miami Subs Grill.
 
The Triforce project, called Baymeadows Corner, is designed as 5,500 square feet of retail space and a 2,100-square-foot, 80-seat restaurant with a drive-thru.
 
Bueme Engineering Inc. submitted the plans to the city. The site is east of Philips Highway.
 
Triforce and Bueme Engineering have applied for an administrative deviation from the city’s zoning code for landscaping reductions.
 
It says the proposed deviation is part of the efforts to rebuild the Baymeadows area and that the site has been vacant and deteriorated for many years.
 
“The Developer has extremely tight financial constraints to keep proposed rental rates low enough to entice tenants into this redevelopment area with multiple vacant buildings,” it said.
 
Triforce, through Olde Mandarin LLC, would buy the property from 8355 Baymeadows Inc. of Orange Park.
 
A mobility-fee calculation certificate and a concurrency reservation certificate issued June 16 by the city show the site is between Taco Bell and Jiffy Lube. 
 

 
MedExpress lands permit for Atlantic, files OakLeaf plans

 
MedExpress landed a permit Tuesday to build its Atlantic North location and took a big step toward developing its third area urgent-care center by filing site plans for a 4,706-square-foot project on 1.21 acres at southwest Argyle Forest Boulevard and Merchants Way.
 
The first location is under construction at 7720 Merrill Road. 
 
CCS Construction LLC is the contractor for the second location at 11901 Atlantic Blvd. in Atlantic North at a construction cost of $750,000. 
 
The Southwest Jacksonville site is in OakLeaf Station. 
 
A spokeswoman said the company wants to open the Merrill Road location late this summer but had no further details about the other two sites.

 
A1A Solar to install Ikea rooftop panels

 A1A Solar Contracting said Monday it will install 5,472 solar panels on the new Ikea store in Jacksonville by mid-October.
 
It said the Ikea project will be the largest rooftop solar array in Florida.
 
It will provide up to 50 percent of the building’s power consumption with a 1.89 MW system, making it Florida’s largest non-utility private solar array. Ikea contracts with REC Solar, which will design the system. 
 
Jacksonville-based A1A Solar said the rooftop system will operate under a power purchase agreement with JEA.
 
A1A Solar said it installed the then-largest commercial solar rooftop in Jacksonville — 340 panels — for the Champion brands beverage distributor.
