Wildlight’s first apartment community is in review for the Nassau County property designed for homes, businesses, retail stores and a school.

The St. Johns River Water Management District is reviewing a permit modification for the nine-building multifamily community at Wildlight and Daydream avenues in the Yulee development.

Raydient Places + Properties LLC is developing Wildlight at northeast Interstate 95 and Florida A1A in Nassau County. 

Raydient Places announced in May that Atlanta-based Varden Capital Properties and Tellus Partners will work with Buckhaven Construction Services to develop the 279-unit apartment complex on 12.7 acres.

The apartment complex’s amenities will include a pool, fitness center, clubhouse and dog park.

The plans in review identify Tellus Partners LLC of Norcross, Georgia, as the owner’s representative. Gillette & Associates Inc. is the agent and GAI Consultants Inc. is the civil engineer. Group 4 Design is the architect.

According to the May announcement, the apartments will range from a one-bedroom, one-bath unit of 662 square feet to a three-bedroom, three-bath unit of more than 1,300 square feet. 

The first units are expected to be available to lease in 2019 and final construction completion is planned for 2020. 

Wildlight will include homes, townhomes and apartments along with shops and restaurants, an elementary school and a system of trails and pathways.

The first phase is designed for about 1,000 homes on about 260 acres and almost 350 acres of preserved open space. 

Wildlight is being created by Raydient Places + Properties, a taxable subsidiary of Rayonier Inc., a real estate investment trust. 

Wildlight is 20 miles north of Jacksonville.
