TownePlace, La Quinta plan Southside, Arlington hotels

Two hotels are checking into Jacksonville — a TownePlace Suites by Marriott in the Hodges-Beach area of Southside and a La Quinta Inn & Suites in Arlington.

At Beach and Hodges boulevards, developer Kirit Patidar wants to develop an 88-room TownPlace Suites by Marriott along Beach Boulevard, next to the Hampton Inn & Suites.

Patidar also is manager of Beaches Hospitality LLC, which owns the Hampton Inn.

“We are planning a hotel here and we hope to break ground early next year,” said Hampton Inn General Manager Diane Holmes.

Holmes said Monday she didn’t have an opening date yet.

Patidar, manager of East Beaches Hospitality Group LLC, wants to build the TownPlace Suites on 1.21 acres at Beach Boulevard and Gerona Drive East, east of Hodges Boulevard.

In Arlington, a group wants to develop a 70-room La Quinta along Jane Street at southeast Merrill Road and the Southside Connector. The 1.2-acre site is next to the Candlewood Suites at 2700 Jane St.

The La Quinta development group bought the 95-room Candlewood Suites and the vacant property in July.

Sunny Hotels LLC, Ramji Krupa LLC and Orgam LLC bought the property from First Coast Hospitality LLC.

The ownership group sought a mobility fee calculation certificate for the La Quinta project.

Baymeadows Square sells for $3M

South Coast Commercial LLC, a Bluffton, S.C.-based real estate group, bought Baymeadows Square for almost $2.99 million.

The deed was signed Friday and recorded Monday with the Duval County Clerk of Court.

The center, at Baymeadows Road and Philips Highway, is anchored by Al’s Pizza, Ancient City Subs, Col. Mustard’s Breakfast & Burgers and Mattress Firm.

First Tennessee Bank issued an almost $1.87 million mortgage to South Coast Commercial, which did the deal through SCGV-Baymeadows LLC.

South Coast bought the property from M&P Baymeadows L.L.C. of Jacksonville, whose managing member is Brian Platock, co-founder of Florida Retail Group.

Baymeadows Square, at 8060 Philips Highway, comprises two buildings totaling almost 15,000 square feet of retail space, on 1.81 acres. The structures were built in 2006, property records show.

C2C Solutions expanding Downtown

C2C Solutions is expanding within EverBank Center, adding another half-floor of space to the floor it already leases.

C2C Solutions leases about 30,000 square feet of space on the sixth floor of the Downtown tower at 301 W. Bay St. and is expanding into almost 13,000 square feet on the 11th floor.

The city is reviewing a permit for Auld & White Constructors LLC to renovate that space for C2C Solutions at a project cost of $125,000.

EverBank Center representative Pam Smith said Tuesday the company was expanding to another half-floor of space, referring other questions to the company.

A company representative has not returned a telephone call.

EverBank Center owners also plan a $325,000 renovation of the 11th floor corridors, elevator lobbies and restrooms, according to another permit application. Auld & White is the contractor.

C2C is a Medicare appeals contractor associated with Florida Blue. It agreed in 2013 to relocate 200 employees to EverBank Center from 532 Riverside Ave. and Freedom Commerce Centre on the Southside.

The city and the Jacksonville Transportation Authority agreed to incentives with C2C Solutions in which the city will reserve a block of up to 300 parking spaces in the JTA’s Convention Center parking lots and up to 350 parking placards to be used by C2C for their employees.

The city allocated $48,000 to pay JTA for the parking spaces, which the JTA will discount by 50 percent for the first 2 years.

C2C committed to use least 100 spaces in the first year and at least 200 spaces in the second year of the agreement.
