A big block of office space is back on the market for lease in Southside, boosting the popular area’s vacancy rate if it isn’t quickly snapped up.

Two buildings, totaling 382,040 square feet of space, are available at the Bank of America office campus at 9000 Southside Blvd.

Building 100, a 10-story, 259,744-square-foot structure, and the five-floor Building 700, at 122,296 square feet, are entirely available.

The campus was largely developed in 1989 for Jacksonville-based Barnett Banks Inc., which was eventually merged into Bank of America. Gramercy Property Trust Inc. of New York owns the campus. One of the structures was built in 1993.

Colliers International Northeast Florida is marketing the buildings for lease. Colliers Manager Chuck Diebel, also chief operating officer and principal, referred questions to Bank of America.

Bank of America spokeswoman Jennifer Darwin said the company consolidated its employees on the campus over the past several years and there is space available now for another tenant.

She said Bank of America occupies the remaining buildings on the campus performing a variety of businesses.

Darwin could not confirm the number of employees on the campus, but said the overall number in the market has not changed significantly since Bank of America Chairman and CEO Brian Moynihan said in October it had 8,500 jobs in Jacksonville.

Property records show the 90-acre campus comprises 14 building: seven office buildings along with two child care centers, a warehouse, two parking garages and two parking lot booths.

The office structures total almost 1.24 million square feet of space. Excluding the two for lease, the remaining five comprise about 850,000 square feet of space.

Amenities in the two-story Building 500 on the campus include a café, fitness center and training and conference centers.

Colliers’ property brochure says space is available by the floor, about 25,000 square feet. Colliers says the lease rate is $20.50 a square foot, full service. There are parapet and monument signage opportunities.

The campus sits west along Southside Boulevard, east of Interstate 95 and north of Philips Highway. It is just north of The Avenues mall and across Southside from the Target-anchored center.

Colliers describes the property as “large blocks of Class A office space in the Butler/Baymeadows submarket.”

The Cushman & Wakefield of Florida Inc. real estate firm reported in its fourth-quarter MarketBeat report that the Butler/Baymeadows area carries the largest office inventory in the area at 10.25 million square feet of space. It was 13.8 percent vacant at year-end.

That’s lower than the entire suburban market at 17 percent and was the lowest vacancy rate in the suburbs except for the much smaller Beaches market.
