Warehouse planned at Perimeter West Industrial Park

A 155,820-square-foot distribution center is proposed at the Northwest Jacksonville business center.

Rooker Properties LLC didn’t take long to move ahead on plans to develop a warehouse at the Perimeter West Industrial Park property it bought in October.

JEA responded to request for the availability of utility service for a 155,820-square-foot warehouse, called Building #3, at the Northwest Jacksonville property.

The project comprises 15,000 square feet of office space and 140,820 square feet of warehouse use.

As the applicant, consultant Tetra Tech Inc. made the request Nov. 28.

Atlanta-based Rooker bought the undeveloped sites in Perimeter West on Oct. 18 for $2.95 million. Vice President Cason Bufe said in early November the company was not ready to announce development plans.

Rooker bought 38.91 acres in three parcels at northeast Interstate 295 and Pritchard Road, records show.

Site plans show an available commercial site of 6.2 acres at the corner of the property.

Site plans of the other two parcels show designs of more warehouse space, including the 155,820-square-foot center (PWDC-3).

Perimeter West Industrial Park is anchored by a Volkswagen parts distribution center, Cardinal Health and UniFirst Corp., which is building an industrial laundry facility and distribution center there.

At least a dozen industrial warehouses and distribution centers are proposed in the area, primarily in business parks in north and west Jacksonville.

Industrial and warehouse vacancy rates are near or at record lows of 3 percent or under, leading developers to bring structures online to meet demand.
