Wawa entering St. Johns County

Gas station chain already has 14 sites identified in Duval and Clay.

Wawa Inc., with 14 identified sites in Duval and Clay counties, filed plans for a gas station and convenience store in St. Johns County.

That boosts the Pennsylvania-based chain’s profile in Northeast Florida to 15 of the eventual 40 locations it hopes to open in the area.

A preapplication filed with St. Johns County shows Wawa would replace the existing Z-best building on 2 acres at U.S. 1 and St. Augustine Drive South.

Wawa wants to replace the 15,000-square-foot Z-Best furniture store with a 6,199-square-foot Wawa and 16 fueling stations, filings show.

Wawa expects to open three stores by year-end at The Crossing at Town Center and Wilson Boulevard and Lane Avenue in Jacksonville and at Blanding Boulevard and Filmore Street in Clay County.

In addition to three Clay County sites, Wawa has been identified at 11 Jacksonville locations.

It has been scouting property in St. Johns County and the U.S. 1 site is the first to surface.

Jackson Square is becoming San Marco Promenade

Jackson Square is being renamed San Marco Promenade, apparently in a move to better reflect its proximity to the historic San Marco neighborhood and shopping district.

 A conceptual site plan filed with the city shows the new name for the Philips Highway project.

The city issued a mobility fee calculation certificate Monday for construction of 510 apartments and 12,000 square feet of retail space for the project at 2600 Philips Highway.

The city calculated a fee of $316,047 to offset the impacts of the development. A car dealership formerly occupied the 17.3-acre site.

Chance Philips Owner LLC of Jacksonville is the owner and developer. Kimley-Horn and Associates Inc. is the civil engineer and agent.

A conceptual site plan shows six apartment buildings and two retail shops that front Philips Highway.

A concurrency reservation certificate signed Monday shows the first phase will be 284 apartment units.

The developers bought the property in May for $4.75 million from Cypress Real Estate Advisors through CR VI-Philips LP. 

In June, the Jacksonville Planning Commission approved a minor modification to the original plans.

Chance Partners LLC at the time said the $42 million residential and retail development was designed for up to 640 apartments.

Chance Principal Jeff Rosen said then the first phase would include 286 market-rate apartments in two four-story buildings with a separate building for retail use.

He expected to break ground in the first quarter of 2018 and opening in summer 2019.

Rosen could not be reached Wednesday.

Imeson in line for distribution center

Industrial Park Investments Inc. intends to start construction in the first quarter on a speculative 140,800-square-foot distribution center at 10531 Busch Drive N. at Imeson International Industrial Park.

Daniel Webb, president of Orlando-based Industrial Park Investments, said there is no pre-lease. He said it will be a state-of-the-art, rear-load distribution building with a 32-foot ceiling.

Plans filed with the city show the building on 10.75 acres with space for 36 loading dock bays, 159 automobile parking spaces and 45 trailer parking spaces.

The project is at Busch Drive and Whittaker Road in North Jacksonville. Envision Design & Engineering LLC is the civil engineer.

The property’s address is shown on Duval County Property Records as 203 Busch Drive E. and described as timberland but with a small service garage.

Domu plans to open in the spring

Domu proprietor and owner Sonny Nguyen expects to open the ramen restaurant in the spring at The Strand at Town Center.

He said the restaurant will employ a staff of about 30. The 2,700-square-foot space at 4852 Town Center Parkway, No. 101, will be built-out at a cost of $300,000. Nguyen is the sole proprietor, chef and owner.

An Orlando Sentinel review described its “pan-Asian menu with everything from ramen to chicken wings.”

Food note

Wendy’s will rebuild its 4842 Post St. restaurant in the Five Points area.

Pending permits show an almost $700,000 project to build a 2,531-square-foot restaurant.

Development notes

  •  The St. Johns River Water Management District is reviewing an application for VanTrust Real Estate to clear 14 acres for the Town Center Two building next to its Town Center One under construction at 5555 Gate Parkway.

McKesson Corp., a global supplier of health care products and services, is considered a prospective tenant for the building.

The size of the building was not included in the application. Town Center One is four floors and 160,000 square feet.

The mass grading project is described as timbering, clearing, grubbing, unsuitable soils exploration and mass grading of a silviculture site at 5379 Gate Parkway.

  • St. Vincent’s HealthCare filed plans for its proposed 15,000-square-foot Health Center on 1.34 acres along Gate Parkway.
  • The Jacksonville Transportation Authority applied for a building permit for the $3 million foundation for its 68,000-square-foot administration and bus transfer facility at 74 Johnson St. in LaVilla. Balfour Beatty Construction is the contractor.
  • Benco Dental Supply Co.’s plans for a storage rack system in its Jacksonville International Tradeport building are in review.

No contractor is listed for the $1.3 million construction job to install the racks at 13525 International Parkway.

That system will go into Benco’s new 124,000-square-foot Southeast distribution center in Jacksonville International Tradeport.

Haskew Company & Associates Inc. proposes to build-out the Benco space at a project cost of $1.73 million.
