A specialty Walgreens intends to open in Springfield at 1801 N. Main St.

A “Community, A Walgreens Pharmacy” will open its first Jacksonville location, pending approval of the building permit at a project cost of $226,099.

Walgreens also has a traditional retail pharmacy less than a mile west at 1801 N. Davis St., near UF Health Jacksonville.

Spokesman Scott Goldberg said the specialty pharmacies dispense medications and provide patient care to help patients managing conditions, such as cancer, HIV, AIDS, hepatitis C and transplants.

Plans for the 1,452-square-foot pharmacy also show a community room. Goldberg said it could open by the end of the first quarter.

He explained the space is used for private one-on-one meetings with patients in addition to classes for pharmacists and for staff development.

The rooms also can be used by small community groups, such as a group focused on HIV, that need a place to meet, he said.

No contractor is specified for the project. The architect is Stantec Architecture Inc. of Petaluma, Calif.

Walgreens is based in Deerfield, Ill.

Plans show the small community room is at the main entrance. Next is the patient waiting near the pharmacy.

Walgreens will open on the first floor of the two-story building at northeast Eighth and Main streets.

Walgreens.com says its community pharmacies fill several roles. They offer disease management consultation and medical and clinical adherence; lead the industry in dispensing generic prescriptions to provide savings; and work with improving medicine adherence, especially with patients who have complex, high-cost regimens.

Palm Bay’s second phase in review

Eight apartment buildings for the second phase of the Palm Bay Club rental community are under permitting review by the city.

Palm Bay Club is at 13050 Gran Bay Parkway in Flagler Center in South Jacksonville.

Ten permit applications submitted Thursday call for eight apartment buildings, containing 202 units and two garages at a construction cost of $15.5 million.

The permits comprise 85 one-bedroom, 87 two-bedroom and 24 three-bedroom units in the three-story buildings along with six two-bedroom units among three two-story carriage houses.

All the buildings feature garage space. Permits include two seven-bay garage buildings.

The entire Palm Bay Club apartments will reach 416 units.

Summit Contracting Group Inc. is the contractor. The foundation job costs total $670,000.

Site clearing was approved in July for the almost 22-acre site.

Fort Family Investments is developing Palm Bay Club, which will be its eighth apartment project in the area.

Abe Fort, the company’s director of development, said previously the clubhouse and pool should open in May. He said there is no timeframe for completion of the community.

Permit applications filed in July for the first phase covered eight residential structures, comprising 214 apartment units, as well as the clubhouse amenity building with a pool, compactor, mail kiosk, maintenance building and dog park.

Fort said previously the total project will comprise 179 one-bedroom, 189 two-bedroom and 48 three-bedroom units.

Ravella seeks permit for sixth building

A construction permit application was filed for the sixth apartment building at The Strand at Town Center for the Ravella at Town Center.

Houston-based Stanmore Partners previously applied for permits for five four-story apartment structures.

The six buildings total a construction cost of more than $25.3 million. No contractor is specified.

Stanmore Partners intends to buy about 6 acres at the northern end of The Strand to develop the 306-unit apartment community at 4674 Town Center Parkway.

Stanmore previously applied for a permit to build a seven-tier parking garage for the apartments. A contractor was not specified for that $6.5 million project, either.

Birmingham, Ala.-based PGP Jacksonville TC LLC, part of Preferred Growth Properties, is developing The Strand and The Crossing at St. Johns Town Center at Gate and Town Center parkways, near St. Johns Town Center.
