 Hakimian Holdings LLC intends to develop outparcels at two of its properties: Liberty Center in the Southpoint area and Merchants Walk in Mandarin.

At Liberty Center at 7077 Bonneval Road, Hakimian Holdings proposes two buildings in the corners of its 7.2-acre property facing Butler Boulevard.

One corner would be a 5,625-square-foot, 100-seat, high-turnover, sit-down restaurant and the other would be a 5,600-square-foot office building.

Liberty Center is a six-story, 118,734-square-foot office building that Jacksonville-based Hakimian bought in February 2016.

At the time, President Ben Hakimian said he intended to develop two outparcels on the property and was negotiating with a national publicly traded upscale restaurant.

At Merchants Walk at 9925 San Jose Blvd., Hakimian proposes to expand the shopping center by 6,600 square feet and develop an outparcel with a 5,312-square-foot specialty retailer.

The existing 57,331-square-foot shopping center will remain while the 3,114-square-foot medical building would be demolished.

The specialty retailer is proposed at the corner of San Jose Place and San Jose Boulevard.

Maple Street submits plans for Baymeadows site

Maple Street Biscuit Co. applied for a permit to renovate space at the Point Meadows shopping center for a new community-focused restaurant.

WG Pitts Group Inc. is the contractor for the $400,000 project at 8358 Point Meadows Drive, Suite 11.

It will comprise almost 2,800 square feet of enclosed space and outdoor seating of 540 square feet.

The Jacksonville-based restaurant group said in May that it would open in Baymeadows in late summer. The location is along Baymeadows Road, west of Interstate 295.

It will be the 11th Maple Street Biscuit Co. for the 5-year-old group.

The others are in San Marco, Murray Hill, Julington Creek, Fleming Island, Jacksonville Beach, St. Augustine, Gainesville, Tallahassee and Chattanooga, Tennessee.

The restaurants are open 7 a.m.-2 p.m. Monday-Thursday and 7 a.m.-3 p.m. Friday-Saturday.

Restaurants keeping pace

Jacksonville restaurants are building new, renovating and expanding as more competition opens. Some of the latest projects are:

  • Olive Garden wants to renovate its restaurants at 10144 Philips Highway and 6050 Youngerman Circle. Pending permits show that Darden Restaurants Inc. plans a $350,000 upgrade to each. The work involves interior and exterior work, including refurbishment of the bar, lobby and dining areas; new finishes, carpet, ceiling materials, window coverings, furniture and cabinetry as required; new paint and a new entry tower feature.
  • Look for a new Wendy’s at 3910 University Blvd. W., where the chain operates now in a building developed in 1973. Wen South LLC applied for a building permit to develop a 2,433-square-foot Wendy’s restaurant at a cost of $650,000. Property records show the existing Wendy’s is about 2,370 square feet. Demolition is scheduled for August and completion in December.
  • McDonald’s landed permits for significant renovations to its restaurants at 10420 Philips Highway and 705 Chaffee Road. The project cost at the Philips site is $682,162 and $340,000 at Chaffee.
  •  Five Guys is remodeling its restaurant in Mandarin at 10061 San Jose Blvd. at a cost of $280,000.
  • Blaze Fast-Fire’d Pizza is building-out in Town Center Promenade at 4488 Town Center Parkway at a cost of $500,000.
  • Tropical Smoothie Café is adding space at its 5895 Roosevelt Square restaurant at a project cost of $180,000.
  • Brewz is renovating at The Shoppes at Flagler at 14866 Old St. Augustine Road, No. 101, at a cost of $107,000.
