Brightwork Real Estate Inc. bought land at Beach Boulevard and Brougham Avenue — including the former Captain’s Club property — for development of a Wawa gas station and convenience store.
Through BW Beach Brougham LLC, Brightwork paid $2.1 million for the two parcels and took out a $3.03 million mortgage from Stonegate Bank.
Brightwork bought the properties Friday.
It bought the Captain’s Club land for $1.1 million from Captain’s Club Inc. and the other parcel for $1 million from B&S Family LLC and family members, including Fred Gazaleh and Tony, Edward and Johnny David Rukab.
The Captain’s Club property is at 13363 Beach Blvd. Wawa is building a retail store and covered gas pumps.
A Planned Unit Development for the property shows Wawa would be developed on about 2.5 acres that had been owned by the sellers. The Captain’s Club used about 1.66 acres and the remainder comprises undeveloped residential lots.
The description says the property will be developed as two parcels. A preliminary site plan shows Wawa on 1.7 acres next to another 0.79-acre parcel.
The description says the PUD “represents a valuable opportunity to promote redevelopment of underutilized commercial property along a major corridor, while promoting reinvestment in the area.”
Wawa intends to start opening its first Northeast Florida stores this year and develop up to 40 over time.
Kay Jewelers build-out pending
Kay Jewelers will build-out a 2,500-square-foot store space at 11824 Atlantic Blvd. No contractor is listed for the estimated $120,000 project.
Kay Jewelers will join GNC and Eyeglass World at the new shopping center at southwest Atlantic and Kernan boulevards.
The three-unit, 7,000-square-foot retail building will be developed and owned by Weingarten Realty and Sleiman Enterprises.
Also, the St. Johns River Water Management District gave notice that it would grant an environmental resource permit for the project known as Kernan Crossing – Atlantic West Shopping Center.
Kay Jewelers is owned by Signet Jewelers, whose spokesman said previously the company targeted a winter opening there.
The site is about three miles from Regency Square Mall, where Kay also operates. The spokesman said the company will continue to evaluate the Regency Square Mall location.
Holiday Inn Express for Bartram Park
The city issued a concurrency reservation certificate for development of a Holiday Inn Express at 13934 Village Lake Circle in Bartram Park.
The four-story, 55,000-square-foot, 90-room hotel is planned on 1.6 acres on a site at southwest Interstate 95 and Old St. Augustine Road.
Florida Baptist Convention site sold for redevelopment
Florida Baptist Convention Inc. sold its San Marco property at 1230 Hendricks Ave. on Tuesday for $6.15 million to Chadbourne II LLC. The property was rezoned in April for Block One Ventures to develop a multistory, mixed-use project of up to 345 residential units and 30,000 square feet of commercial use. Florida Baptist Convention moved to a Southpoint area building at 6850 Belfort Oaks Place that it bought in December.
