Build-out is pending for The Loop Pizza Grill in the new Palmetto Point center at 14035 Beach Blvd. in front of Regal Cinemas.

The city is reviewing a permit for Urban Partners Construction to renovate almost 3,200 square feet of space at a cost of $300,000.

The Loop, based in Jacksonville, joins Taziki’s Mediterranean Café and Cold Stone Creamery at the new development, which replaced a Golden Corral restaurant.

Ray Adams with Killashee Investments LLC said the 15,000-square-foot multitenant Palmetto Point is a joint effort between Killashee and the property ownership.

Adams expects the Loop will open in June. Taziki’s is open and Cold Stone Creamery is in the design phase.

Other tenants include Club Pilates, which is scheduled to open in May, and the Smile Factory cosmetic dentistry office that should open by early June.

Prospects are negotiating for the two remaining vacancies of 1,400 and 1,800 square feet.

“The owner went out of his way to create a project that would stand out in the Beach and Hodges corridor, and I think we accomplished that,” Adams said.

He said the tenant mix has turned out to be a premium one.

Owner John Cothran, based in South Carolina, bought the property in 1999 when Golden Corral was building there and did a sale-leaseback. When the restaurant closed, some sales contracts didn’t work out so Cothran decided to develop Palmetto Point.

Development notes

• Daily’s could soon be showing its signs at 9545 San Jose Blvd. The city issued six permits for wall signs for Daily’s, Daily’s Dash, Yum on the run, Daily’s Carwash and ground signs for the Shell logo and other information. Harbinger is the contractor. Daily’s is building a gas station and convenience store there, across San Jose Boulevard from an existing Gate Petroleum Co. store that is slated to be demolished and replaced by a larger Gate.

• Circle K Stores Inc. applied for a Certificate of Use for a gas station and convenience store at 8837 Beach Blvd., west of Southside Boulevard. It will be a 5,301-square-foot building. A development manager said previously that the project could be the first new construction since Circle K bought the Kangaroo Express stores and rebranded them.

• Goo-Goo 3 Minute Express Wash, which is new to Jacksonville, applied for a Certificate of Use for its first area facility at The Crossing at Town Center. The 4,500-square-foot building is planned at 5064 Weebers Crossing Drive. Jacksonville Town Center Express Wash LLC of Tifton, Ga., is the owner. On March 6, it was issued a $3.03 million mortgage from Bank of Camilla in Georgia. Jacksonville Town Center has a ground lease agreement for the property with developer PGP Jacksonville TC LLC. The city is reviewing a construction permit for The Angelo Group Inc. to build the $1.9 million project. Florida and South Georgia franchisee Todd Buckner said in November that a second area car wash is planned, and maybe more.
