Land changed hands this month for the Bowden Road at Philips Highway property where Wawa wants to build on the former Frank Griffin dealership site.
BW Philips Bowden LLC, led by Brightwork Real Estate Inc. of Tampa, bought the site for $2.25 million from Franklin G. Griffin as trustee of the Franklin G. Griffin Revocable Living Trust.
Stonegate Bank of Tampa issued a $3.95 million mortgage.
Plans call for the dealership at 5735 Philips Highway, on almost 4 acres, to be removed and Wawa would build covered gas pumps and a 6,119-square-foot retail store.
Meanwhile, proposed Wawa convenience stores will be granted permits by the St. Johns Water Management District at Oakleaf Corner in Jacksonville and at 300 Park Ave. at Wells Road in Orange Park. Clay County.
And revised plans were filed with the city for the proposed Wawa at northeast Beach and Southside boulevards.
That 6,119-square-foot store with 16 fueling positions is planned on 1.75 acres.
About 26,300 square feet of the existing buildings at the Southside Estates shopping center would be removed.
The Local showing signs of opening
Partner Ted Stein expects to open The Local restaurant at 4578 San Jose Blvd. in late June.
Part of Roost Restaurants, the 2,700-square-foot, 70-seat eatery, including outside seating, will serve breakfast, lunch and tapas.
Stein said it will open 7 a.m.-10 p.m. seven days a week.
He said it will serve “the best breakfast in town.”
The Local worked with Jacksonville-based Bold Bean Coffee Roasters to create an exclusive coffee blend and will have espresso-based coffee, cold brew and bottomless drip coffee.
There also will be smoothies and fresh-squeezed juices.
Craft and local domestic beer along with wine also will be available.
The city recently approved the sign permit for The Local. The location is in the Miramar and Granada area, between San Marco and Lakewood.
Established and historic neighborhoods surround the location.
It is in a 4,000-square-foot building owned by a Demetree family entity.
Roost Restaurants is led by Stein as its president and CEO. Its chairman is Jack Charles “JC” Demetree III.
Roost Restaurants also wants to open in Riverside, but has faced zoning challenges. Stein said the group will start construction as soon as possible once the appeal deadline passes.
