The Church of Eleven22 bought the Beach Boulevard property it has been leasing from Sleiman Enterprises along with the adjacent Hobby Lobby.

The Hobby Lobby became the church’s tenant.

The church paid $7.8 million for the 126,084-square-foot structure at 14286 Beach Blvd. It bought the property May 9 from Property Management Support Inc., part of Sleiman Enterprises.

Compass Bank issued a $7.2 million mortgage to the church.

Communications Director Melissa Layow said the church is in a two-year “Before All Things” discipleship journey that includes buying the San Pablo property.

“Owning our San Pablo building will allow us to continue to love our neighbors in this community with our mission of being a movement for all people to discover and deepen a relationship with Jesus Christ,” she said.

The Church of Eleven22 opened its main campus there in September 2012 and in January 2016 expanded into Baymeadows at 8133 Point Meadows Drive, a former Sneakers Sports Grille that it bought and renovated.

Early this year, it opened a Mandarin campus at 4911 Losco Road in property it bought last year from Lutheran Church Extension Fund-Missouri Synod, based in St. Louis.

The Church of Eleven22 began in 2008 as a single service at Beach United Methodist Church in Jacksonville Beach.

Beach United launched The Church of Eleven22 as a non-denominational church.

Eleven22 stands for Mark 11:22 in the New Testament book of the Bible.

Permits for Gate stores in Brooklyn and San Jose

Gate Petroleum Co. is set to build new convenience stores and gas stations in Brooklyn and along San Jose Boulevard in front of its headquarters.

Both will open this fall and feature a Gate Fresh Kitchen.

With five permits in hand, Gate was cleared to build its gas station, convenience store and car wash at 450 Park St. in Brooklyn.

Tim Young Construction Inc. is the contractor for the project, totaling $1.97 million for the store, a gas canopy for 24 fueling positions, a car wash and other elements.

As a privately held company, Gate does not disclose financials, but permit applications and the company’s $2 million site purchase in September total about $4 million.

Gate is building on the site of the former Two Doors Down restaurant at Park and Forest streets, just off Interstate 95.

Gate also landed a permit to build its larger replacement store at 9540 San Jose Blvd. in front of its corporate headquarters.

North Coast Construction co. is the contractor for the $1.1 million building, at 6,400 square feet.

Gate closed its 5,052-square-foot store in April to clear and rebuild the site for a fall opening with more gas pumps.

It will be the model used for new Gate stores in development in Nocatee and elsewhere.

The existing store was built in 2000.

Jimmy Hula’s soon to open at OakLeaf

Jimmy Hula’s will be built-out in OakLeaf Town Center in a new building at 9711 Applecross Road.

The city approved a permit Monday for Moducomm Development Inc. to build-out 2,811 square feet at a project cost of almost $355,000.

The 5,814-square-foot shell building can accommodate three restaurant spaces that offer a total of 250 seats.

Trader Joe’s taking shape in Mandarin

Working toward a year-end opening, Target Contractors Inc. landed a permit for interior build-out for Trader Joe’s at Claire Lane Center in Mandarin.

The $1 million project will convert 13,746 square feet of space at 11112 San Jose Blvd., No. 14, for the popular California-based grocery store.

In early March, the city approved shell and façade work for Trader Joe’s at a job cost of $387,400, also by Target Contractors.

It will be the second Trader Joe’s in the area. The first opened in October 2014 in Jacksonville Beach.

Site clearing OK’d for GEM Products

Site clearing was approved May 15 for the Flagler Center headquarters of Orange Park-based GEM Products Inc.

The more than $10 million headquarters, showroom and warehouse operation will be developed at 12770 Flagler Center Blvd.

The permit to clear the site showed a job cost of $750,000 for the first-phase 38,400-square-foot office-warehouse, expected to be completed by early next year.

The two phases will comprise about 71,000 square feet of space on 5.36 acres.

Chipotle shell approved

The city approved construction of the shell building for Chipotle Mexican Grill in Regency at 9395 Atlantic Blvd., former site of a Pier 1 Imports store.

Realco Recycling Co. landed the contract to demolish the 8,550-square-foot store for construction of the 2,271-square-foot Chipotle.

Interior build-out will be approved separately. Gerald N. Candito Construction Corp. is the contractor.

Pier 1 Imports closed the Regency area store in February 2016.
