D.R. Horton takes next step at former Baymeadows Golf Course

Homebuilder applies to water management district for 88 single-family homes on old driving range.

The redevelopment of the former Baymeadows Golf Club has taken another step forward as D.R. Horton Homes, owner of the 113 acres formerly occupied by the long-defunct golf course, has provided documentation to the St. Johns River Water Management District.

Horton plans to build 88 single-family homes on 26.67 acres that were once the driving range and a golf hole between Baymeadows Circle West and Baymeadows Circle East.

In addition, it plans to build 200 townhomes on 21.85 acres on former parallel fairways off Baymeadows Circle East just north of Baymeadows Road.

The national homebuilder’s recent application pertains to the single-family component. The site plan shows Pine Terrace at the Meadows as 88 lots on a street that connects the two Baymeadows circles. Most of the lots back up to existing ponds on both sides of the road. The plan shows a typical lot size of 40 feet wide by 120 feet deep.

In October, the Daily Record reported D.R. Horton had received mobility fee certificates from the city, calculated at $119,356 for the townhomes and $170,410 for the single-family units.

 Although accounting for less than half of the total acreage D.R. Horton can develop, those fees are in contrast to 2005, when the company agreed to pay $7.1 million to mitigate traffic volume increases associated with its original plans for the property.

The current, significantly lower mobility fee for partial development of the golf course is the result of a 2011 change in fee calculations.

D.R. Horton has owned the property for 12 years. A spokesperson for the company said no additional details are available.

The project covers a portion of the former golf course land D.R. Horton owns there.

An updated master plan in 2014 shows the 697 combined single-family and multifamily residential units once fully developed.

The engineer is Dunn & Associates of Jacksonville.
